We are seeking a highly skilled and experienced Facilities Operations Manager to join our team at King County. Key Responsibilities- Plan and schedule daily work tasks and assignments for skilled and unskilled staff assigned to a building, group of buildings, or multiple locations.
- Ensure staff is trained in proper procedures and/or implement training programs as directed.
- Conduct routine inspections for quality and quantity of work; monitor individual and group performance.
- Ensure that work practices comply with all safety and health regulations; inspect and maintain or ensure maintenance is conducted to ensure equipment is in proper working condition; ensure chemical supplies are stored and handled properly.
- Build strong, open communication with client/customers.
- Implement and monitor service level agreements.
- Supervise multiple trades staff for an assigned shift, including floor care and window washers and/or other classifications in the daily maintenance of FMD owned and managed facilities.
- Demonstrated supervisory experience in a high-paced, complex, industrial facility atmosphere managing staff involved with a variety of mechanical building operations or public works operations, and customer service support.
- Experience in developing and/or implementing safety programs, including a demonstrated knowledge of Washington State or similar workplace safety laws and policies.
- Experience in planning, scheduling, utilizing, and coordinating of a variety of skilled, semi-skilled and unskilled workers, and support staff to maintain a facility or other public works related infrastructure.
- Demonstrated ability in solving complex internal and external customer service issues with tact and diplomacy and the ability to work with a broad and diverse customer base.
- Experience in developing or implementing training programs and processes used in building or public works management operations to include the development of Preventive Maintenance and work order programs, etc.
- Experience in making accurate decisions in emergency situations.
- Intermediate ability in operating computers and software programs including Microsoft suite and Office to include Word, Excel, Outlook, and PowerPoint.
- Skill in construction/maintenance cost estimating and experience in service level implementation and project contracting required.
- Skill in effectively communicating both orally and in writing with employees, peers, customers, and union representatives.
- Skills in resolving conflict, solving problems, collaborating, and negotiating.
- Experience in documenting and addressing performance issues and administering disciplinary action to include coaching, counsel, written reprimands, and suspension.
- Experience in performing employee investigations, fact finding and report documentation.
- Knowledge of the trades work to include Electrical, HVAC, Plumbing, Carpentry, Painting, Maintenance and Janitorial.
- Knowledge of requirements for proper cleaning and maintenance of commercial office/government buildings and grounds.
