Job Description Summary
The Maintenance Lead provides critical support to our facilities team, ensuring the delivery of high-quality maintenance services to our residents. This includes timely and effective response to service requests, as well as proactive maintenance to prevent issues from arising.
Job Description
Key Responsibilities:
- Prepare market-ready apartments by performing tasks such as painting, carpet cleaning, general repairs, and housekeeping to ensure a high-quality product for our residents.
- Complete resident service requests in a timely and efficient manner.
- Develop and maintain knowledge of various maintenance functions, including plumbing, pool maintenance, HVAC, general carpentry skills, appliance repair, electrical work, painting, caulking, snow removal, and life safety issues.
- Maintain the grounds, pools, hot tubs, common areas, and dog parks to ensure they are clean, free of trash and debris, and safe for residents.
- Perform on-call emergency procedures as required.
- Report any maintenance issues that impact the budget, such as life safety concerns, vacant repairs, property damages, and common area needs, to the manager.
- Schedule and perform preventative maintenance, documenting activities as required.
- Stay up-to-date on state, local, and federal housing laws, codes, policies, and systems related to maintenance.
- Participate in training programs as required by C&W Services and local city and state jurisdictions.
- Provide exceptional customer service and represent the company in a professional manner at all times.
Requirements:
- Ability to work any shift, Sunday-Saturday, to support the company's business needs.
- Knowledge of safe use of cleaning agents and equipment used to perform job duties.
- Ability to add, subtract, multiply, and divide in all units of measure, whole numbers, common fractions, and decimals.
- Ability to compute rate, ratio, and percent and prepare and interpret bar graphs.
- Valid Driver's License required.
- CPO (if required by city or state) and EPA 608 (minimum Type II) certifications.
- Adherence to C&W Services safety policies and procedures.
Education:
- High School Diploma, GED, Trade, Technical, or Vocational school.
Experience:
- 3+ years of related experience.
- EPA 608 (minimum Type II) or CPO (if required by city or state) certifications.
Work Environment:
This role operates in a professional office environment, with regular travel between properties in varying weather conditions.
Physical Demands:
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee may need to travel from floor to floor, climb stairs, and may be required to travel outside between buildings in varying outdoor weather conditions.
