Summary

The Junior Residential Property Appraiser is an entry-level role requiring initial certification, tasked with evaluating residential properties.

Key Responsibilities

The following responsibilities are indicative of the work required for this position. These are not to be interpreted as exhaustive or exclusive. Additional duties may be assigned as necessary.
  • Interprets maps and identifies property locations.
  • Measures and drafts building layouts.
  • Inputs data into appraisal software.
  • Engages with property owners regarding property valuation.
  • Conducts field appraisals under supervision, utilizing the most suitable approach to value assessment.
Qualifications

The Junior Residential Property Appraiser must meet the following criteria: at least 21 years of age, possess a high school diploma or GED, and maintain good physical and mental health. Any equivalent combination of education and experience may be considered adequate. Completion of Courses I and Course IA, along with a passing score of 70 or higher on the Appraiser I Exam, is required to achieve the Appraiser I designation within twelve (12) months. A valid Georgia Motor Vehicle Operator's License is also necessary.

Skills and Knowledge

The Junior Residential Property Appraiser should be knowledgeable in the following areas:
  • Ability to learn and execute routine technical tasks related to the appraisal of residential properties for assessment purposes.
  • Ability to learn and perform assigned duties, including reviewing maps and photographs, locating properties, and gathering necessary information to determine value; conducting basic research on construction costs and sales data; calculating appraisal values for residential properties.
  • Understanding of mass appraisal techniques.
  • Ability to manage office procedures and techniques pertinent to the appraisal/assessment process.
  • Ability to effectively interact with the public and other governmental entities.
  • Knowledge and ability to interpret relevant federal and state laws and regulations.
  • Familiarity with local government structure and administration.
  • Ability to resolve issues in a timely and efficient manner.
  • Proficiency in computer usage, including software applications (Word, Excel).
  • Knowledge of research methods, statistical analysis, and report preparation techniques.
  • Ability to plan, coordinate, and organize work; prioritize tasks and meet critical deadlines.
  • Effective communication skills, both oral and written.
  • Ability to fulfill the necessary requirements of an Appraiser as mandated by the Georgia Department of Revenue.
