Deer Ridge / Raspberry Woods is seeking a full-time Maintenance Lead to enhance their team in Minnetonka, MN. In this pivotal role, you will ensure resident satisfaction, convenience, and safety through the diligent maintenance of the property/community, which encompasses preventive maintenance, repairs, replacements, and inspections performed in a timely manner.

Working Hours

Typically, Monday through Friday from 8:30 AM to 5:00 PM. Please note that property office hours may vary. On-call rotation is required, occurring one week every four weeks.

Key Responsibilities:

Primary Duties

  • Conduct property maintenance or repairs as requested by residents or property management. Tasks may include HVAC, plumbing, electrical work, locksmithing, appliance repairs, lighting systems, carpentry, and more.
  • Oversee apartment turnover processes to ensure that move-in standards are achieved.
  • Execute preventive maintenance tasks according to established schedules and guidelines.
  • Manage exterior maintenance responsibilities, including upkeep of roofs, parking lots, and recreational areas (if applicable).
  • Perform grounds maintenance, including snow removal and litter collection.
  • Maintain an adequate inventory of maintenance supplies, including selection, ordering, and budget monitoring.
  • Schedule, coordinate, and supervise the work of external vendors.
  • Ensure compliance with local, state, property, and company safety regulations, coordinating with police, fire, and utility inspectors as necessary.

Additional Responsibilities:

  • Assist with community cleaning tasks as needed.
  • Complete routine documentation such as boiler and sidewalk logs as required.
  • Participate in staff meetings and quarterly maintenance training sessions.
  • Safeguard confidential information.
  • Deliver a high level of customer service.
  • Remain adaptable and open to change.
  • Understand and apply fundamental principles of housekeeping and safety.
  • Perform other related duties as assigned by the supervisor.

Qualifications:

  • High school diploma or equivalent is required.
  • A minimum of 4 years of maintenance experience is preferred.
  • Special Engineers License is preferred.
  • Certified Pool Operators (CPO) certification is a plus.
  • EPA Refrigerant Handling, Refrigerant Recovery, and Handling certification is preferred.
  • Ability to interpret drawings, verbal instructions, or sketches.
  • Maintain confidentiality of sensitive information.
  • Ability to interact tactfully with residents, owners, managers, other staff members, vendors, and the public.
  • Adhere to organizational policies and procedures.
  • Possess a valid driver's license, maintain an acceptable driving record, have access to a vehicle, and meet state-mandated auto insurance requirements.
  • Must not pose a direct threat to the health or safety of others in the workplace.
