Job Summary:

The Maintenance Director will oversee the maintenance and repair of facilities at Westminster Communities of Florida. This role requires strong leadership and organizational skills, as well as the ability to manage budgets and prioritize tasks.

Key Responsibilities:

  • Supervise Maintenance Staff: Direct and indirect responsibilities for interviewing, selection, training, motivating, wage and salary administration, performance appraisal, managing policies and procedures to ensure achievement of the department's goals.
  • Manage Renovations and Projects: Responsible for managing renovations and major projects that are managed at the community level; and assist the Construction Department with all major projects at the community.
  • Contractor and Vendor Management: Manage all contractors and vendors that are performing repairs, maintenance or projects at the community level.
  • Emergency Preparedness: Responsible for managing and maintaining monthly fire and disaster drills at the community.
  • Equipment Maintenance: Responsible for the maintenance and proper operations of the major equipment (IE boiler, A/C units, generators, etc.) and the buildings.
  • Budgeting: Prepares and plans the Maintenance Department's budget and submits to the Executive Director for review and approval.
  • Interdepartmental Coordination: Coordinates Maintenance services and activities with other related departments and/or residents.

Requirements:

  • Knowledge and Skills: Knowledge of plant maintenance including building and grounds repair; must possess good communication skills, orally and written; computer literate - MS Office Suite and the ability to use office equipment.
  • Experience and Education: Bachelors Degree in a maintenance related field preferred or equivalent experience; 10 years in Supervision of Maintenance in a retirement community or property management environment that operates multiple units.
