The Marketing and Leasing Representative is a key member of the Gallery Residential team, responsible for driving occupancy and revenue growth through effective marketing and leasing strategies. This role requires a strong sales and marketing background, with the ability to work in a fast-paced environment and meet or exceed sales targets.
Key Responsibilities- Develop and execute marketing plans to attract new residents and drive occupancy growth
- Conduct property tours and show apartments to prospective residents
- Process applications, credit screening, and criminal background checks
- Prepare lease and move-in packages, and ensure a smooth resident move-in and lease signing process
- Inspect apartments prior to resident move-in and ensure they are in move-in ready condition
- Stay informed about current market and competitor conditions, and develop strategies to sustain occupancy and drive sales
- Design and execute offsite marketing activities, including resident referral and employer outreach programs, internet marketing, and other property-specific marketing plans
- Use property management software to track apartment availability, record traffic and leasing activities, and manage resident and prospect data
- Ensure the property and show units meet the Company's standards for show quality
- Follow up with prospects and new residents to ensure satisfaction and finalize lease decisions
- Execute and perform activities in support of the property's lease renewal program
- Respond to resident and client/owner concerns and questions, and take prompt action to solve problems
- Bachelor's degree in Marketing, Sales, or a related field
- Minimum 2 years of sales and marketing experience in the residential property management industry
- Strong sales and marketing skills, with the ability to work in a fast-paced environment and meet or exceed sales targets
- Excellent communication and interpersonal skills, with the ability to work effectively with residents, colleagues, and stakeholders
- Proficiency in property management software, including Yardi
- Valid driver's license
The work environment for this role is fast-paced and dynamic, with a focus on driving occupancy and revenue growth. The Marketing and Leasing Representative will work closely with the on-site team to develop and execute marketing plans, and will be responsible for ensuring the property and show units meet the Company's standards for show quality.
