POSITION SUMMARY

The primary objective of this role is to execute technical planning and community development activities by managing applications, construction permits, and business license inquiries, while ensuring exceptional customer service as the initial contact for planning and zoning questions. This is an entry-level professional role within the planning sector, where employees are anticipated to undertake increased review responsibilities as they gain experience and knowledge.

KEY RESPONSIBILITIES

  • Acts as the first point of contact for the public and contractors regarding complex planning and zoning inquiries, providing essential information and guidance on regulations.
  • Processes permit applications for permanent signage, ensuring compliance with legal requirements and documentation.
  • Conducts thorough reviews and analyses of applications, ensuring adherence to codes and regulations.
  • Facilitates communication with applicants to clarify project details and address any deficiencies in submissions.
  • Handles rezoning applications, ensuring all necessary documentation is complete and compliant.
  • Prepares staffing reports and recommendations for the Board of Zoning Appeals based on received applications.
  • Participates in various meetings to discuss zoning applications and provide updates on ongoing projects.
  • Reviews building permit requests for compliance with zoning codes and informs applicants of any deficiencies.
  • Processes business license requests, ensuring compliance with zoning ordinances and conducting site visits as necessary.
  • Issues zoning confirmation letters and reviews land disturbing permit plans for compliance.
  • Utilizes various office equipment and software to complete essential tasks efficiently.
  • Performs additional related duties as assigned.

QUALIFICATIONS

Education and Experience:

A Bachelor's degree in Urban and Regional Planning or a closely related field is required; one year of experience in planning or property development is preferred.

Licenses or Certifications:

  • Must possess and maintain a valid driver's license.

SKILLS AND ABILITIES

  • Ability to interpret zoning codes and ordinances effectively.
  • Knowledge of land planning and development principles.
  • Strong interpersonal skills to interact with diverse individuals and resolve issues.
  • Proficient in reviewing and interpreting design documents and plans.
  • Capable of analyzing data and making informed decisions.
  • Ability to perform mathematical calculations related to planning tasks.
  • Demonstrated judgment and creativity in evaluating information.

WORK ENVIRONMENT

This position is primarily sedentary, requiring light physical effort and the ability to communicate effectively.
