The Land Rights Specialist will oversee the acquisition and enforcement of real property rights essential for the operation, maintenance, and expansion of the transmission, distribution, and communication systems of AVANGRID Networks. This role serves as the primary local contact for interactions with governmental entities, permitting processes, and customer relations concerning franchise or property rights.

Your responsibilities will include:

  • Investigating, negotiating, acquiring, defending, and ensuring the legal documentation and enforcement of property rights necessary for electric, gas, or communication infrastructure for Avangrid Networks (Distribution & Transmission).
  • Documenting all communications and interactions with landowners, including meetings, emails, phone calls, and correspondence.
  • Preparing or assisting in the preparation and securing of specific permits from state, highway, railroad, county, town, city, or village authorities for the use of lands owned by governmental agencies or other utilities.
  • Negotiating and acquiring leases, licenses, and permits for infrastructure, including staging areas for storm or construction laydown areas, as well as crossing permits for railroads and canals.
  • Coordinating and processing payments to landowners for specific property rights.
  • Acting as a legal witness when necessary for condemnation or other legal proceedings.
  • Engaging in additional activities related to obtaining or managing land rights to support substation relocations, transmission line rebuilds, and other utility-scale projects.
  • Performing other tasks as assigned by team members.

Qualifications:

  • Experience in drafting and negotiating property rights documents, including rights-of-way, easements, licenses, leases, and purchase agreements.
  • A minimum of 2 years' experience in a similar role.
  • Knowledge of real estate principles acquired through education and experience.
  • Strong written and verbal communication skills.
  • Excellent negotiation and interpersonal abilities.
  • Proficiency in computer applications, including Microsoft Office, Google Earth, and SAP.
  • Ability to interpret and analyze engineering and right-of-way drawings.
  • Skilled in property rights research methods, including courthouse searches and online research.
  • Capability to assess the value of crops, timber, etc., for damage settlements.
  • Willingness to travel regularly as required.
  • Possession or ability to obtain a Notary Public License.
  • Successful completion of a background check.

Compensation: $60,000 - $90,000 per year, dependent on various factors including geographic location and experience level.
