Duties and Responsibilities

Compliance and Safety
Conduct all activities in alignment with company policies, state and federal regulations, including OSHA and ADA.

Preventive Maintenance and Safety
• Maintain knowledge of relevant laws and EPA/OSHA regulations for the safe handling of hazardous materials.
• Regularly assess the condition of property and promptly address any unsafe situations, such as damaged gates or lighting issues.
• Schedule and execute routine preventive maintenance on equipment as directed by senior staff.
• Be familiar with utility shut-offs and perform necessary clean-up and safety tasks.
• Ensure all storage areas are secured when not in use.

Qualifications

Minimum of 3 years' experience in property maintenance or a related field.

General Responsibilities

• Diagnose and perform minor and routine repairs daily, including:
- Electrical and plumbing systems
- HVAC systems
- Appliances and irrigation systems
- Structural elements such as stairs and railings
- Flooring and roofing
- Lighting fixtures and gas appliances
• Assist in coordinating necessary repairs and support make-ready staff to meet deadlines.
• Report significant repairs and requisitions to senior maintenance personnel before incurring expenses.
• Change locks and manage key distribution.
• Assist in moving heavy equipment and disposing of abandoned items as needed.
• Monitor inventory levels of spare parts and communicate shortages to senior staff.
• Maintain cleanliness of grounds and perform landscaping duties as required.
• Undertake additional tasks as assigned by senior maintenance personnel.
