Maintenance Specialist

Job Summary:
The Maintenance Technician is a key member of our team, responsible for performing repairs, troubleshooting, and completing preventative maintenance on our properties. This role requires a high level of technical expertise, strong problem-solving skills, and excellent communication abilities.
Key Responsibilities:
- Perform repairs and replacements on electrical, plumbing, and general maintenance items in vacant and occupied apartments and common areas.
- Complete Work Orders as jobs are performed, noting all time and materials utilized and description of work performed.
- Utilize maintenance software programs to enter and track work orders.
- Inform supervisor of inventory needed to perform repairs, preventative maintenance, and other projects.
- Ensure all staff breakrooms, storage rooms, and common areas are secure when not in use.
- Perform to completion any assigned work order.
- Understand and comply with Fair Housing Laws.
- Snow removal as assigned.
- Complete punch list items of moved-out residents, as assigned.
- Interact in a friendly and polite manner with all residents, prospects, brokers, and other visitors to the property.
- Perform other duties as assigned.
Requirements:
- High School diploma or equivalent required.
- 3+ years of experience as a maintenance mechanic, multi-family experience preferred.
- Maintenance specific certifications preferred, but not required.
- Knowledge of mechanical systems and equipment, including HVAC, carpentry, plumbing, painting, hydraulic systems, and electric motors.
- Ability to interact positively with residents, employees, vendors, and the general public.
- Ability to follow directives and work independently with limited supervision.
- Excellent written and verbal communication skills.
- Excellent customer service skills, demonstrating effective means to resolve inquiries or concerns, ensuring a positive experience for residents.
- Strong organizational skills, demonstrated through efficient multitasking, prioritization, and meticulous attention to detail, to streamline processes and optimize workflow.
- Basic computer literacy for training and communication purposes.
