Job Title: Maintenance Technician

Job Summary:

The Maintenance Technician is a key member of our team, responsible for performing repairs, troubleshooting, and completing preventative maintenance on our properties. This role requires a high level of technical expertise, strong problem-solving skills, and excellent communication abilities.

Key Responsibilities:

  • Perform repairs and replacements on electrical, plumbing, and general maintenance items in vacant and occupied apartments and common areas.
  • Complete Work Orders as jobs are performed, noting all time and materials utilized and description of work performed.
  • Utilize maintenance software programs to enter and track work orders.
  • Inform supervisor of inventory needed to perform repairs, preventative maintenance, and other projects.
  • Ensure all staff breakrooms, storage rooms, and common areas are secure when not in use.
  • Perform to completion any assigned work order.
  • Understand and comply with Fair Housing Laws.
  • Snow removal as assigned.
  • Complete punch list items of moved-out residents, as assigned.
  • Interact in a friendly and polite manner with all residents, prospects, brokers, and other visitors to the property.
  • Perform other duties as assigned.

Requirements:

  • High School diploma or equivalent required.
  • 3+ years of experience as a maintenance mechanic, multi-family experience preferred.
  • Maintenance specific certifications preferred, but not required.
  • Knowledge of mechanical systems and equipment, including HVAC, carpentry, plumbing, painting, hydraulic systems, and electric motors.
  • Ability to interact positively with residents, employees, vendors, and the general public.
  • Ability to follow directives and work independently with limited supervision.
  • Excellent written and verbal communication skills.
  • Excellent customer service skills, demonstrating effective means to resolve inquiries or concerns, ensuring a positive experience for residents.
  • Strong organizational skills, demonstrated through efficient multitasking, prioritization, and meticulous attention to detail, to streamline processes and optimize workflow.
  • Basic computer literacy for training and communication purposes.
