Key Responsibilities- Quality Control: Manage the quality construction of each home, ensuring that all aspects meet the highest standards.
- Project Coordination: Coordinate and supervise activities of workers and construction needs for all phases of the project.
- Site Preparation: Confirm existing conditions and utilities prior to construction, ensuring that all necessary preparations are made.
- Layout and Inspection: Ensure the layout of each home is correct throughout construction, and conduct regular inspections to identify any potential issues.
- Blueprint Review: Inspect blueprints and finish schedules to determine if there are any conflicts or discrepancies.
- Material Selection: Choose materials and structural units that meet the project's requirements and minimize costs.
- Scheduling: Generate, implement, and communicate an accurate schedule of activities to subcontractors and vendors.
- Team Management: Notify workers of their respective duties, ensure they have the necessary tools and safety equipment, and execute accident and incident reports as needed.
- Regulatory Compliance: Ensure that all projects are performed in accordance with contractual and quality standards, and maintain control over subcontractors and craft people.
- Problem-Solving: Proactively identify and address potential problems that could impede progress, and take responsibility for solving them.
- Communication: Communicate effectively with all construction team members, clients, and stakeholders to ensure that everyone is informed and aligned.
- Experience: 10-plus years of superintendent management, knowledge, and experience.
- Blueprint Reading: Ability to read and understand a set of blueprints.
- Computer Skills: Basic computer knowledge required, including proficiency with iPad, smartphone, and smart devices.
- Construction Knowledge: Possess a complete knowledge of construction procedures, methods, practices, materials, equipment, tools, precautions, and utilities.
- Soft Skills: Good time management skills, negotiation skills, analytical and problem-resolution skills, leadership, and motivation skills, written and verbal communication and interpersonal skills.
- Goal-Oriented: Goal-oriented and able to react quickly to challenging circumstances to achieve the desired end results.
- Proactive: Proactive, plans well, and addresses problems promptly.
- Quality Focus: Committed to doing quality work for the first time with little or no need for re-work.
- Scheduling: Work to meet or beat schedules and driven to bring closure to avoid long punch lists.
