We are seeking a highly skilled and experienced Senior Project Manager to lead our Right of Way acquisition and relocation projects. As a key member of our team, you will be responsible for directing and coordinating activities to ensure successful project outcomes.

Key Responsibilities
  • Direct and coordinate Right of Way acquisition and relocation projects to ensure timely and within-budget completion.
  • Develop and maintain a thorough understanding of project scope, acquisition plans, and relocation processes.
  • Ensure compliance with state and federal regulations, as well as company policies and procedures.
  • Manage project scope, out-of-scope work requests, schedules, budgets, forecasting, resources, and project risks.
  • Build and maintain positive relationships with project stakeholders, clients, and team members.
  • Supervise and conduct complex negotiations with government agencies, public and private utilities, financial concerns, and attorneys.
  • Manage complex relocation and acquisition projects, including engineering, utilities, and Right of Way engineering components.
  • Negotiate with property owners, mortgage holders, corporations, executors, or their attorneys or representatives to obtain rights of way for projects.
  • Analyze and interpret detailed appraisals for use in negotiated acquisitions, sales, leases, or condemnation suits.
  • Oversee and review cost estimates based on market research.
  • Review project plans or engineering drawings and provide risk analysis based on real property and potential impacts.
  • Prepare and coordinate the preparation of deeds, reconveyances, agreements, maps, and other documents involving property rights.
  • Maintain complete and accurate case files, pursuant to project-specific requirements.
  • Supervise the preparation of documents pertaining to acquisition.
  • Responsible for development of proposals and delivery.
  • Develop approach and scope of work, calculate cost and fee, and manage project within applicable schedule.
  • Provide oversight of complex and litigious projects.
  • Review project status, work products, case files, and time usage, and prepare client reports, including project and cost analysis.
  • May be a witness in legal actions during trials and pre-trial proceedings, including settlement negotiations.
  • Participate in proposal preparation, budget estimates, and project policy formulation.
  • Coordinate allocation of staff resources, project and proposal status, policy questions, and client relations.
  • Accurately update and close case files.
  • Implement marketing and business development with existing clients.
  • Ensure timely updates to centralized tools, including marketing site, professional resumes, CRM, website news/events/stories, and press releases.
Requirements
  • Valid driver's license and ability to provide valid proof of auto insurance.
  • Bachelor's degree in business or other relevant degree program.
  • Experience managing Right of Way acquisition and/or relocation projects.
  • Understanding of utility relocation, Right of Way engineering, and familiarity with the Uniform Relocation Act and eminent domain proceedings.
  • Advanced proficiency in MS Office 2010 (Word, Excel, Outlook).
  • Highly organized with ability to manage multiple project components simultaneously.
  • Excellent communication skills.
  • Persuasive negotiation skills.
  • Solid supervisory skills.
  • Ability to manage workload of a project team, delegating effectively.
  • Knowledge of fundamental workforce managerial tactics and approaches to staff development.
  • Self-motivated and maintain a positive teamwork-oriented attitude in a busy office environment.
