Key Responsibilities
  • Supervise and Maintain Property Operations: Ensure the proper maintenance of the property and grounds based on RPM and property objectives.
  • Lead Maintenance Team: Safely supervise and direct maintenance staff to ensure timely and efficient completion of tasks.
  • Manage Property Budget: Maintain property operating budget, including creating purchase orders and obtaining approval prior to purchases.
  • Respond to Work Orders: Review work orders, prioritize, and complete in a safe and timely manner, ensuring all work orders are responded to within hours.
  • Develop Maintenance Schedules: Develop schedules, coordinate, and manage the make-ready program for the property in conjunction with the property manager and property staff.
  • Coordinate with Vendors: Coordinate with vendors and contractors to complete work in a safe and timely manner.
  • Secure Property Equipment: Properly secure and care for property equipment and supplies.
  • Implement Preventative Maintenance: Implement a preventative maintenance plan to ensure the property remains in good condition.
  • Identify Maintenance Issues: Walk the property weekly, identify maintenance and safety-related issues, and manage the repair process.
  • Be On-Call: Ability to be on call for after-hours emergencies.
Requirements
  • Experience: A minimum of 2 years of related experience.
  • Skills: Prior experience in multifamily community maintenance, plumbing, carpentry, electrical, and painting preferred.
  • Certifications: Valid driver's license, EPA or HVAC certification; CPO certification preferred.
Work Environment
  • This role is based on-site and requires spending time outside with exposure to the elements.
  • May require working in confined spaces, heights, and potentially hazardous areas.
