Manage the financial operations for the Re:Sources US Property division. This role reports directly to the VP, Financial Controller Americas. Ideal candidates will possess a robust background in accounting, financial planning & analysis (FP&A), and financial control.
Key Responsibilities:
- Lead a team of assistant controllers, business analysts, and administrative staff across the US and Costa Rica, working closely with operational teams and senior management to enhance reporting metrics.
- Oversee the preparation of budgets, forecasts, and variance analyses at both the total US occupancy cost level and detailed leased building level.
- Act as a financial partner to the US Real Estate and Group Real Estate Directors, closely monitoring the cost structure of Real Estate Property buildings, and assisting in achieving synergies and savings within the US real estate profit and loss statements.
- Standardize the methodology for recharging occupancy costs across all agencies, ensuring close collaboration with senior finance management of US agencies.
- Understand tax implications in conjunction with the Tax Department, including property taxes, commercial rent taxes, and personal property taxes, while overseeing payment processes.
- Develop an in-depth understanding of US leases, including contractual CPI increases, common area maintenance (CAM) charges, and energy inflation, to effectively forecast cost increases and devise savings plans with the Real Estate team.
- Create effective tools and dashboards to monitor cost transfers and manage expenses related to building operations.
- Manage budgets at a granular level (by building) while providing high-level reporting to management.
- Generate monthly and quarterly financial reports as necessary.
- Oversee the actual closing process, coordinating the preparation of financial statements with the accounting team, reviewing general ledger account reconciliations, and preparing variance analyses against budgets and forecasts at both total US and building levels.
- Ensure adherence to internal procedures and financial monitoring controls to manage costs and comply with Group regulations.
- Serve as the primary contact for both external and internal auditors.
- Oversee all financial aspects related to the transfer of occupancy costs from the Agencies to Re:Sources.
