Job Summary:

The successful candidate will be responsible for performing preventive maintenance on HVAC equipment, diagnosing non-working equipment, repairing as needed, and supervising mechanical contractors. You will work under the general direction of the Building Maintenance Supervisor but operate independently in routine matters.

Key Responsibilities:
  • Perform preventive maintenance on HVAC equipment and their controls in County-owned and leased facilities.
  • Repair or replace HVAC equipment and controls when needed.
  • Order and maintain inventory of parts and supplies needed for performance of work.
  • Diagnose equipment problems and determine if repairs can be performed in-house or if independent contractor is required.
  • Obtain quotes from independent contractors, submit requisitions, inspect the work, and approve invoices.
  • Recommend upgrades and replacements on equipment.
  • Keep accurate records on all equipment on maintenance and work performed.
Requirements:
  • High School diploma or GED equivalent, preferably including or supplemented by courses in the heating and cooling trade.
  • Five years of commercial building equipment experience as a HVAC/R, preferably as a Licensed Master, plus five years of experience supervising HVAC technicians, mechanics, and/or apprentices.
  • Must be registered by the State of Maryland as an HVAC/R Master, or have a State of Maryland registered HVAC/R journeyman license with adequate hours to obtain a State of Maryland HVAC/R master license within the first six months of employment.
  • EPA Approved Type I and Type II refrigerant certification.
  • Valid driver's license and a current Medical Examiner's Certificate in accordance with Federal Regulations.
Working Conditions:

The successful candidate will be required to work in a fast-paced environment, with frequent exposure to mechanical equipment, chemicals, and other hazardous materials. You will be required to climb ladders, work on roofs, and in small confined spaces. You must be able to deal with daily job stress and time constraints, and effectively communicate with the public.
