As a Facilities Maintenance Technician at Adler Realty Investments, you will play a crucial role in ensuring the functionality and aesthetic appeal of our properties. Your primary responsibility will be to oversee the maintenance and operational efficiency of various building systems, including HVAC, plumbing, and electrical systems, across our portfolio of commercial and retail spaces.
Key Responsibilities:
- Collaborate with tenants and team members to identify, evaluate, and resolve maintenance issues, with a focus on HVAC systems, while also addressing electrical, plumbing, and structural concerns.
- Interpret and utilize technical drawings, blueprints, and schematics to guide maintenance and repair tasks.
- Conduct routine preventive maintenance on HVAC systems and other equipment, ensuring compliance with established schedules and maintaining accurate logs.
- Respond to daily work orders for repairs, documenting progress and updates in a timely manner.
- Perform thorough inspections of both the interior and exterior of buildings, reporting any deficiencies and taking appropriate action to address them.
- Execute repairs within your skill set or coordinate with external contractors for more complex issues, obtaining multiple estimates when necessary.
- Maintain the overall condition of the buildings, including:
- Executing HVAC preventive maintenance and repairs as required.
- Operating and servicing all HVAC equipment, including chillers, boilers, and heat pumps.
- Installing, calibrating, and adjusting thermostats and control systems.
- Overseeing the electrical distribution systems and ensuring proper lighting throughout the facilities.
- Replacing lamps and ballasts in common areas and tenant spaces.
- Repairing or replacing damaged ceiling tiles and ensuring access doors function correctly.
- Managing the maintenance of fire safety systems.
- Conducting safety inspections to ensure common areas and walkways are hazard-free.
- Procure necessary supplies and materials for maintenance tasks.
- Organize and maintain the engineering shop and building documentation.
- This is a full-time, non-exempt position.
Accountability:
- Communication: Engage with tenants regarding work orders, maintaining detailed records of interactions and follow-ups to ensure resolution of issues.
- Scheduling: Prioritize urgent work orders and manage daily tasks effectively.
- Meetings: Attend meetings to provide updates on ongoing projects and suggest improvements for property management.
Technical Requirements:
- Possession of EPA 608 Certification.
- HVAC/R Certification is required.
- A minimum of six years of hands-on experience in building maintenance.
- Proficient in using computer systems for service management and maintenance tracking.
- Must provide personal hand tools necessary for job performance.
- Strong communication skills and the ability to work collaboratively with tenants and vendors.
- Demonstrated ability to exercise sound judgment and maintain a professional demeanor.
- Willingness to be available for emergency calls and potential overtime.
- Must be at least 21 years old and possess a valid driver's license.
Physical Requirements:
- Ability to perform physical tasks including walking, lifting, and climbing.
- Regularly lift and move items weighing up to 50 pounds.
- Willingness to work in various weather conditions.
