Responsible for the oversight and management of construction and capital improvement projects. This job description aims to outline the essential duties and responsibilities associated with the position; however, it is not exhaustive. The Simon Konover Company promotes a collaborative approach and expects every employee to undertake reasonable tasks that align with the company's objectives. These tasks may, at times, involve responsibilities typically associated with other job roles. This description does not establish a contractual relationship between The Simon Konover Company and the Employee.
Essential Duties and Responsibilities:
Employees are expected to perform their duties in consultation with their supervisor, which may occasionally require supervisor approval. Responsibilities may be shared with other team members and may include, but are not limited to:
- Reviewing construction documents and coordinating project planning with the Director of Construction and Project Manager.
- Developing site logistics and operational plans for construction.
- Maintaining necessary construction documents and logs.
- Overseeing project schedules and budgets.
- Ensuring quality control throughout the project lifecycle.
- Communicating and coordinating construction activities with Property Management.
- Managing on-site contractor activities.
- Conducting project close-out procedures to ensure project completeness.
Office and fieldwork will be required. Maintain professional communication with the company’s development team, Divisional Managers, Property Managers, maintenance personnel, architects, engineers, designers, and third-party owners.
Qualifications:
To successfully perform this role, the employee must be able to effectively execute the essential duties and responsibilities outlined above. The following qualifications are representative (but not exhaustive) of the knowledge and skills required for this position:
- A minimum of 5 years of experience as a Construction Superintendent.
- Exceptional organizational and communication skills with a keen attention to detail.
- Proficient in basic computer programs, including Word and Excel.
- Ability to read and understand plans and specifications, including architectural, structural, civil, mechanical, electrical, and plumbing documents.
- Knowledge of construction methods and practices.
- Ability to collaborate with diverse groups, including Owners, contractors, subcontractors, architects, engineers, consultants, clients, tenants, and government agencies.
