This position is crucial for maintaining the properties in excellent condition while providing outstanding service to residents.
Key Responsibilities
- Be available for emergency responses 24/7, including after hours and weekends.
- Timely completion of assigned work orders while maintaining professional communication with tenants and visitors.
- Supervise custodial staff (if applicable) and assist with daily tasks such as waste management and recycling.
- Ensure the building's exterior is well-maintained by performing or overseeing tasks like sweeping entrances, cleaning stairwells, and managing snow removal.
- Maintain operational efficiency of building systems (e.g., boilers) and ensure compliance with all necessary inspections.
- Promptly report maintenance issues to management and collaborate until resolution.
- Monitor and inspect repair work conducted by external contractors before approval for payment.
- Coordinate with service providers, ensuring all maintenance meets Eberhart standards.
- Manage inventory of supplies and equipment to support in-house maintenance tasks.
- Conduct bi-weekly inspections of the property to prevent violations from regulatory agencies.
- Collaborate with management to address any building inspection citations.
- Inspect and prepare vacated units for re-leasing, ensuring all systems are operational.
- Regularly check Life Safety Equipment to ensure proper functionality and report any issues.
- Oversee the performance of porters to ensure timely completion of their responsibilities.
- Perform additional duties as assigned by the Director of Operations or Property Managers.
Qualifications
- Associate's degree or equivalent experience.
- A minimum of 5 years in a similar role.
- Proficient knowledge of building systems and maintenance practices.
- Familiarity with applicable codes for residential properties.
- Ability to lead teams effectively and manage multiple projects simultaneously.
- Competence in performing basic repairs, including electrical, plumbing, and carpentry tasks.
- Professional and courteous interaction with clients.
- Physical ability to inspect premises, including lifting up to 50 pounds and standing for extended periods.
- Willingness to work evenings and weekends as required.
