Job Overview

At Paths Management Services, LLC, we're seeking an experienced Residential Building Maintenance Operations Director to lead our maintenance team. As a key member of our property management team, you will be responsible for ensuring the safe and economical maintenance of our properties.

The ideal candidate will have at least five years of maintenance experience and two years of managerial experience. Strong customer service skills, certifications in HVAC, and knowledge of painting, electrical wiring, plumbing, carpentry, appliance service/repair, and power machinery operation are essential.

Responsibilities
  • Perform basic repairs and adjustments, including carpentry work, painting, plastering, flooring work, demolition of walls, electrical work, and more.
  • Ensure compliance with building rules and regulations, including HDC, HPD, HCR, and other governmental agencies.
  • Clean public spaces, maintain appliances, equipment, and inventory of supplies, and ensure adherence to regulations regarding garbage removal.
  • Manage Handyman and Porter staff in completing tasks and work orders.
  • Conduct daily, weekly, and monthly physical inspections of common areas and units.
  • Review work order requests from property management staff and residents to ensure timely resolution of maintenance issues.
  • Respond to emergencies and other building needs 24/7 via company-issued mobile telephone.
Requirements
  • At least five years of maintenance experience.
  • High School diploma or GED preferred.
  • Two years of managerial experience.
  • Certifications in HVAC, boiler, sprinkler, plumbing.
  • Strong customer service skills.
  • Ability to train and supervise maintenance staff.
  • Solid knowledge of painting, electrical wiring, plumbing, carpentry, appliance service/repair, and power machinery operation.
  • Ability to work under pressure and manage multiple deadlines.
  • Ability to diagnose and repair equipment and appliances, including those not easily accessible.
  • Physical ability to lift, bend, stoop, climb, reach, and lift up to 50 pounds.
