JOB OVERVIEW
This role is pivotal in determining the value of real estate within Meade County. The appraiser will engage in comprehensive assessments and provide accurate valuations to ensure fair taxation.
- Key Responsibilities:
- Assess and establish fair market values for diverse properties through field inspections and data analysis.
- Formulate annual reappraisal strategies and conduct sales ratio evaluations to align with state regulations.
- Represent the department in property appeal hearings, providing expert testimony as necessary.
- Review construction permits and conduct evaluations for new developments.
- Assist the public with inquiries regarding property exemptions and valuation processes.
- Document property ownership transfers in the database and manage related paperwork.
- Conduct inspections for campgrounds and issue vendor permits during events.
- Specialize in appraising agricultural, commercial, or residential properties as assigned.
- Perform additional duties as required.
- Familiarity with appraisal methodologies and property valuation techniques.
- Understanding of construction materials and methods.
- Awareness of real estate market trends.
- Knowledge of applicable federal and state regulations, as well as county policies.
- Proficiency in computer systems and relevant software.
- Ability to maintain precise records and gather data effectively.
- Competence in interpreting maps, deeds, and valuation manuals.
- Skilled in using measurement tools and problem-solving.
- Strong organizational and interpersonal communication skills.
The Director of Equalization provides general guidance, with oversight on completed tasks to ensure compliance and accuracy.
WORK ENVIRONMENT
This position involves both office and fieldwork, requiring adaptability to various weather conditions and physical demands, including lifting and using specialized equipment.
QUALIFICATIONS
- Completion of specialized training in appraisal or related fields, along with a high school diploma.
- Experience in property appraisal or related roles, typically gained through internships or similar positions.
- Possession of a valid driver's license and the ability to obtain necessary certification as a Certified Appraiser Assessor.
