About the Role

We are seeking a highly skilled and experienced Maintenance Director to join our team at Atria Senior Living - Greenridge Place. As a key member of our community operations team, you will be responsible for managing the maintenance and preventative maintenance efforts for our community, ensuring the physical condition of our buildings and amenities meets our high standards.

Key Responsibilities
  • Manage a team of maintenance, housekeeping, laundry, and janitorial personnel, including scheduling, assignment, direction, performance review, hiring, and discipline.
  • Implement and monitor programs to maximize revenue, control expenses, and improve customer satisfaction.
  • Manage all maintenance needs of the community, including HVAC, electrical, plumbing, carpentry, painting, and major appliances.
  • Manage customer service requests using the Facility One work order system, prioritizing and delegating tasks to assigned staff.
  • Assist in the development of the annual maintenance operating budget and manage department expenditures within approved budget.
  • Purchase parts, chemicals, and paint according to our requirements for national account spending.
  • Inspect grounds, buildings, and apartment homes regularly to ensure all physical aspects of the community are fully functional.
  • Inspect and monitor community and apartment homes to ensure housekeeping, janitorial, and laundry employees are meeting company standards.
  • Negotiate with external maintenance vendors and suppliers as needed.
  • Ensure compliance with all federal, state, and local laws, specifically Fair Housing regulations.
Requirements
  • High school diploma or general education degree (GED) required.
  • Three to five years of multi-family property management or other building maintenance experience performing the duties of Maintenance Technician or Maintenance Director.
  • Ability to perform basic arithmetic skills, including measurement, addition, subtraction, multiplication, and division.
  • Solid performance management skills, including the ability to communicate performance expectations, document performance conversations, coach, and document performance issues.
  • Demonstrated ability to use independent judgment and discretion to make decisions designed to achieve company expectations and goals.
  • Basic computer skills, ability to use Microsoft Office, and ability to operate standard office equipment.
  • Ability to frequently use general maintenance tools, supplies, and equipment.
  • Ability to frequently transport up to 60 pounds variable distances and access and work in confined spaces or at heights in excess of 8-9 feet.
