Traveling Maintenance Technician

We are a leading provider of affordable housing and real estate development services in New York State.
The Regional Property Care Specialist is responsible for ensuring the overall maintenance and upkeep of our properties across various locations. This role requires a skilled professional to provide assistance with site inspections, unit turnovers, and a range of maintenance tasks.
Key Responsibilities:
- Collaborate with the Director of Facilities to conduct site inspections and identify areas for improvement.
- Perform unit turnovers with attention to detail and a focus on customer satisfaction.
- Complete a variety of maintenance tasks, including painting, appliance repair, drywall repair, basic electrical/plumbing/carpentry, and cleaning.
- Ensure safe working procedures are followed at all sites and enforce company policies.
- Provide trade expertise and recommendations to properties within a designated region.
- Respond to after-hour emergencies and ensure on-call procedures are followed by maintenance staff.
- Monitor the performance of maintenance technicians within a designated region.
- Communicate property needs to the Director of Facilities and provide updates on daily maintenance activity.
- Schedule, coordinate, monitor, and perform all maintenance, service requests, and repairs at designated sites.
- Document daily maintenance activity, including problems encountered, work completed, and vacancy status updates.
- Inspect and maintain the cleanliness and curb appeal of properties daily.
- Maintain an adequate inventory of property supplies and equipment.
- Inspect, schedule, and/or perform minor and routine maintenance on equipment, company vehicles, and tools.
- Inspect and approve maintenance supply shipments, organize shipping documents, code, and submit billing to the Community Manager.
- Track and maintain documents related to utility shut-offs, meter locations, sewer clean-outs, and building systems.
- Maintain a preventative maintenance log and critical systems.
- Report liability incidents, property damage, worker injuries, accidents, emergencies, code violations, and compliance directives to the supervisor and/or corporate contact.
About You:
- You must have excellent communication, interpersonal, customer service, organizational, time management, and verbal and written skills.
- You must be able to communicate effectively in English with residents, emergency providers, and outside contractors.
- You should possess mechanical aptitude, skillful use of equipment and tools, and physical and manual dexterity skills.
- You should have computer proficiency in Microsoft Office and the ability to navigate the Internet.
- You will be required to use a cell phone and possess a valid driver's license and New York State motor vehicle insurance along with reliable transportation.
- You must be able to manage a flexible schedule, including overtime, and be on-call as needed.
- You must be able to walk, move, and transport up to 100 lb. loads, bend, stoop, climb stairs, access confined spaces, and work at heights exceeding 20 feet.
