The PACE Contracting Project Manager oversees wastewater, water treatment, and streetscape construction initiatives from start to finish as a general contractor. This role requires exceptional leadership, meticulous planning, effective scheduling, project execution, financial oversight, and technical proficiency. Project Managers at Pace hold a vital leadership role within the organization, necessitating strong communication skills with both upper management and field personnel. The ability to mentally visualize the project and articulate it clearly, both verbally and in writing, is essential. Teamwork and collaboration are critical; success is a collective effort.
Key Responsibilities
Leadership
- Articulates and drives the project vision developed in partnership with the client to upper management, project teams, subcontractors, and all stakeholders.
- Inspires project team members to achieve the project vision.
- Communicates project limitations and objectives effectively.
- Maintains a high standard of professionalism.
Planning and Scheduling
- Manages construction projects from inception to completion by creating a comprehensive project schedule that is regularly updated and shared with all subcontractors, suppliers, owners, and field staff to ensure timely project completion.
- Identifies the scope of work and conducts quantity takeoffs from engineering drawings.
- Establishes subcontract requirements and supplier scopes for review with divisional management.
- Reviews submissions to ensure compliance with specifications and drawings.
- Generates and submits Requests for Information (RFIs) to the owner/engineer.
- Conducts cost analysis on various construction methodologies.
- Collaborates with field personnel to develop three-week look-ahead schedules detailing self-performed tasks alongside subcontractor tasks.
Project Execution
- Continuously monitors projects to ensure adherence to company and regulatory standards. Oversees purchasing activities to guarantee quality materials and timely delivery at competitive prices.
- Manages change order justifications and inspector performance.
- Coordinates with engineers, inspectors, and client representatives to address project challenges and assists construction management in formulating solutions.
- Reviews field construction activities, engineering, and other support tasks with construction management to ensure projects remain on schedule.
- Works with Superintendents to ensure all subcontractor work aligns with project scope and specifications.
- Implements project policies and procedures with subcontractors.
Financial Oversight
- Responsible for monitoring and controlling costs while maintaining project profitability.
- Generates monthly cost-to-complete reports for division heads and company leadership.
- Ensures positive cash flow for all projects.
- Provides monthly sales projections for the duration of the project.
Technical Knowledge
- Conducts regular inspections of projects and advises supervision on work progress and quality.
- Possesses a solid understanding of various civil, architectural, mechanical, and electrical construction techniques.
- Continuously promotes safety and assists supervision in addressing areas needing attention.
Qualifications
- Bachelor's degree in Civil Engineering, Construction Management, or a related field.
- Minimum of 3 years of experience in a similar role with a contractor. Project sizes typically range from $1 million to $10 million.
- Prior experience as a Foreman or Superintendent on similar projects is advantageous.
- Estimating experience is a significant plus.
- Demonstrated ability to create and manage budgets.
- Strong organizational and prioritization skills; detail-oriented.
- Proficient in technology, including MS Office Suite, Primavera, AutoCAD, and Vista.
