Key Responsibilities- Provide exceptional customer service to residents, responding to maintenance requests in a timely and professional manner.
- Perform routine maintenance tasks, including repairs and replacements of HVAC systems, plumbing fixtures, and electrical components.
- Diagnose and troubleshoot issues with HVAC systems, including refrigerant handling and electrical work.
- Repair or replace faucets, sinks, toilets, water heaters, and other minor plumbing repairs.
- Accurately test for electrical current and troubleshoot minor electrical repairs.
- Repair or replace electrical outlets, switches, breakers, GFCI's, and other minor electrical repairs.
- Repair or replace pre-hung doors, locksets, doorknobs, and other minor hardware repairs.
- Repair or replace windows, window screens, and other minor window repairs.
- Repair or replace baseboards, door casings, and other minor hardware repairs.
- Repair wall holes, texture, and paint walls and trim as needed.
- Accurately fill out time sheets and enter all required data into work orders correctly.
- Utilize technology, including work order systems and inventory tracking systems, to drive productivity and continuous maintenance service improvement.
- EPA 608 Certification for Refrigerant Management (At least Type II or Universal Certification required).
- High school diploma or GED.
- 5 years maintenance/construction background.
- Daily travel between properties.
- Ability to work in environmentally and physically challenging working conditions.
- Ability to lift objects weighing 50lbs or more regularly.
- Ability to effectively communicate verbally and in writing.

- Frequently required to sit; talk; and hear.
- Regularly required to stand; walk; use hands to finger, handle, or feel; reach with hands and arms; and stoop; kneel; or crouch.

- Vision abilities required by this job include close vision, distance vision, and depth perception.
