Maintenance Technician II Job Description

A Brief Overview

The Maintenance Technician II plays a vital role in ensuring the upkeep and maintenance of rental housing. This position requires a high level of technical expertise and attention to detail, as well as the ability to work independently and as part of a team.

Key Responsibilities
  • Perform general and specialized maintenance tasks, including repairs and replacements of equipment and fixtures.
  • Respond to service requests and troubleshoot issues with furnaces, air-conditioning systems, appliances, water heaters, and other building systems.
  • Conduct routine inspections and maintenance tasks to ensure the safety and efficiency of building systems.
  • Assist in the preparation of rental units for occupancy, including painting, sanding, and varnishing, floor tile removal and replacement, and other tasks as needed.
  • Perform emergency maintenance tasks, including sewage back-ups, water main and/or lateral breaks, fires, and weather-related damage.
  • Ensure that all work is completed in a timely and efficient manner, with minimal disruption to residents and staff.
Requirements
  • High School Diploma or GED (or equivalent) with advanced training resulting in a certification.
  • 4-6 years of experience in residential maintenance, with a strong knowledge of building maintenance and specialized knowledge in one or more of the following trades/skills: electrical, HVAC, plumbing, appliance repair, or locksmith.
  • Able to work outside in all weather conditions and perform physical work, as well as to lift weights of up to 50 pounds regularly and above 50 pounds occasionally.
  • Requires a team player who pays close attention to detail and who can prioritize in a fast-moving environment.
  • Must demonstrate excellent communication and interpersonal skills, particularly the ability to interact effectively with a wide range of different people in a variety of situations.
