POSITION SUMMARY:

We are in search of a skilled and committed Maintenance Director to guide our facilities management team. This individual will be responsible for all facets of maintenance, repairs, and general upkeep of our properties, ensuring a secure and well-maintained environment. This position is crucial to our operations, delivering leadership and expertise in facility management.

KEY RESPONSIBILITIES:

  • Promotes the mission, vision, and objectives of the organization, fostering and advancing company culture and values.
  • Recruits, assesses, coordinates, inspires, monitors performance, schedules, and oversees department personnel in alignment with company policy and state regulations.
  • Advises the Executive Director regarding staff evaluations, merit increases, disciplinary actions, and terminations.
  • Coordinates maintenance and housekeeping services with other departments.
  • Available for on-call duties 24/7, including evenings and weekends to address emergencies as required.
  • Participates in property inspections conducted by authorized governmental entities.
  • Maintains effective communication with local fire marshals, building inspectors, state elevator inspectors, and other regulatory bodies.
  • Oversees safety and fire protection programs by routinely inspecting work areas and equipment.
  • Acts as the safety coordinator and participates in meetings of the Quality Assurance/Safety/Infection Control Committee.
  • Ensures adherence to policies and procedures to identify appropriate safety measures and equipment for tasks that may pose a risk of injury.
  • Responsible for implementing all OSHA regulations.
  • Maintains the TELS system, including the automated work order system.
  • Reviews the maintenance request log on a daily basis.
  • Ensures scheduled maintenance for HVAC systems, elevators, fire safety equipment, sprinkler systems, generators, landscaping, kitchen equipment, and emergency pull-cord systems.
  • Maintains a preventative maintenance binder documenting completed work.
  • Keeps an updated list of emergency vendors and their contact information for facility personnel to coordinate repairs in the absence of the Director of Plant Operations.
  • Oversees repairs of walls, flooring, doors, and woodwork in communal areas.
  • Evaluates plumbing and electrical issues within the property and determines the best solutions.
  • Operates within the legal framework of local and state codes.
  • Collaborates with the Life Enrichment Director and/or transport coordinator to ensure all vehicles are properly maintained.
  • Drives the community van as needed.
  • Works with external contractors to obtain bids and schedule necessary work for special projects.
  • Monitors all maintenance activities and expenditures.
  • Prepares annual budget requests for supplies, equipment, and staffing needs.
  • Ensures monthly purchases and staffing align with the approved budget.
  • Demonstrates mechanical skills and the ability to self-learn to perform maintenance on equipment such as washers, dryers, refrigeration units, heating systems, minor plumbing, and electrical repairs.
  • Arranges for coverage of departmental duties during employee absences through delegation or personal completion of tasks.
  • Exhibits professionalism and friendliness when interacting with residents, families, and visitors.
  • Maintains a safe and secure environment for all staff, residents, and guests, adhering to established safety protocols.
  • Encourages teamwork through collaborative interactions with colleagues and other departments.
  • Participates in training programs and maintains up-to-date training records through the designated Learning Management System (LMS).
  • Performs other duties as assigned that contribute to the success of the community and the well-being of our residents.

QUALIFICATIONS:

  • High school diploma or equivalent required.
  • Minimum of five years of maintenance experience.
  • At least two years of supervisory experience.
  • Knowledge of senior housing and applicable state regulations.
  • Valid state driver's license with no major violations in the past three years.
  • Strong command of the English language sufficient for reading and writing.

PHYSICAL REQUIREMENTS:

  • Ability to walk and stand for extended periods.
  • Capable of performing work both indoors and outdoors.
  • Occasional sitting required.
  • Ability to lift up to 100 pounds occasionally.
  • Frequent lifting of 11 to 50 pounds.
  • Regular climbing of stairs, with elevator access as needed.
  • Frequent bending and manipulation of weights.
  • Frequent squatting to reach lower areas.
  • Occasional twisting and reaching, with manipulation of weights.
