Key Responsibilities:
- Property Evaluation & Data Collection: Conduct thorough assessments of residential, commercial, and industrial properties, gathering pertinent data related to building permits and property characteristics. Perform field inspections to identify elements that may affect property valuations.
- Valuation Techniques: Apply various appraisal methodologies and assessment strategies to ascertain property values in compliance with state and local guidelines.
- Documentation & Compliance: Collaborate with the Assessor to generate comprehensive reports that adhere to regulatory requirements, including tax commitments and valuation reports.
- Client Interaction: Address inquiries from property owners, real estate professionals, and the public regarding property assessments, valuation techniques, and tax implications.
- Assessment Review: Assist in evaluating assessment appeals, providing necessary documentation and expert testimony when required.
Qualifications:
A Bachelor’s degree in Real Estate, Finance, Economics, Public Administration, or a related field is required. Candidates should possess:
- Strong analytical and quantitative skills.
- Proficiency in assessment software and databases.
- Excellent communication and interpersonal abilities.
- Capability to work both independently and collaboratively within a team.
- Attention to detail and precision in data collection and analysis.
- Familiarity with Microsoft Office and GIS software.
- A commitment to the principles of diversity, equity, accessibility, and inclusion.
Preferred Qualifications:
Previous experience in property assessment or real estate appraisal is advantageous. Familiarity with appraisal techniques and property tax regulations is beneficial. Certification as a Maine Assessor or a willingness to pursue certification within a specified timeframe is preferred.
