Job Summary

We are seeking a highly organized and motivated Part-time Facility Maintenance Manager to join our team at KO Storage. As a key member of our maintenance team, you will work closely with our District Manager to ensure the general maintenance of all KO Storage facilities in your assigned area.

Key Responsibilities
  • Conduct regular facility visits to identify areas for improvement and address maintenance, cleanliness, safety, and security concerns.
  • Perform routine inspections, maintenance, and minor repairs on HVAC systems, plumbing, and electrical issues.
  • Diagnose and complete minor repairs, including snake drains, snake toilets, and replacing components.
  • Install, upgrade, or replace electrical components as needed.
  • Complete landscape maintenance, including weed whipping, mowing, trimming of shrubs, and maintaining landscape beds.
  • Maintain facility security and components, including unit doors, locks, hasps, gate, and cameras.
  • Monitor and respond to communications via email, phone, and messages.
  • Maintain tenant accounts by documenting all interactions and site findings.
Requirements
  • Field service and maintenance experience with a good mechanical aptitude.
  • Ability to troubleshoot, test, repair, and service equipment.
  • Effective communication skills, both verbally and in writing.
  • Valid driver's license, insurance, and reliable transportation.
  • Ability to operate power tools in a safe and effective manner.
  • Unlimited data plan on your cellular device with the ability to use mobile hot spot in the field.
  • Knowledge of Microsoft Office suite of products.
  • Ability to use computers and transfer files between multiple devices and cloud services.
Physical Requirements
  • Ability to traverse facility to diagnose building issues, repairs, and/or maintenance.
  • Physical ability to climb ladders, bend, or perform repairs/cleaning when needed.
  • Ability to operate machinery such as a metal grinder, weed trimmer, leaf blower, shoveling, etc.
  • Ability to lift up to 50 pounds at a time.
Salary

$18 - $20 per hour
