Job Overview

Elmington Property Management is on the lookout for a skilled Facilities Maintenance Lead to oversee operations at a premier residential property.

Your Role: As the Facilities Maintenance Lead, you will be responsible for managing the comprehensive maintenance activities of the property. This includes procurement of supplies, troubleshooting maintenance issues, and executing service requests, with a strong emphasis on HVAC, plumbing, electrical systems, and general carpentry.

Key Responsibilities:

  • Deliver exceptional customer service.
  • Oversee and direct the workflow of the maintenance team, assigning tasks as necessary.
  • Ensure adherence to budgetary guidelines for maintenance expenditures.
  • Procure necessary supplies, materials, and tools.
  • Identify and resolve issues related to major appliances, HVAC, plumbing, electrical systems (where licensing is not mandated), general carpentry, pool maintenance, and roof and gutter repairs.
  • Manage landscaping and snow/ice removal operations.
  • Communicate effectively with residents and team members, even in challenging situations.
  • Execute service requests efficiently and accurately.
  • Utilize technology for communication and maintenance management.
  • Meet Elmington's standards for service work orders and property turnover times.
  • Exhibit leadership qualities, innovative thinking, and a proactive approach.

Qualifications:

  • At least 2 years of experience in property maintenance or a related field.
  • Preferred certifications: EPA, HVAC, CPO.
  • Bilingual skills and experience in multifamily housing are essential.
  • Strong communication skills.
  • Ability to maintain the property’s physical condition.
  • Proficient in using hand and power tools.
  • Experience in building maintenance and repairs.
  • Willingness to respond to maintenance issues outside of regular hours when necessary.
  • Accurate timekeeping practices.
  • Adherence to company policies and procedures.
