About the Role:

KPM is seeking a highly skilled and experienced Maintenance Operations Manager to join our team at our Houston, TX property.

This is a full-time position, and compensation will be based on experience.

Key Responsibilities:

  • Coordinate and schedule preventative maintenance on equipment and units to ensure optimal performance and minimize downtime.
  • Develop and implement maintenance schedules to ensure timely completion of tasks and projects.
  • Oversee maintenance staff, including training and development, to ensure they have the necessary skills and knowledge to perform their duties effectively.
  • Conduct regular inspections of facilities to identify potential issues and develop plans to address them.
  • Manage the maintenance budget, ensuring that expenses are aligned with company goals and objectives.
  • Monitor inventory levels and replenish materials and equipment as needed.
  • Perform other duties as assigned by management.

Requirements:

  • At least 3 years of experience in a maintenance supervisory role, preferably in a large-scale property management company.
  • HVAC and EPA certifications are required.
  • High School Diploma or Equivalent is required.
  • Excellent customer service skills and the ability to work effectively with a diverse range of stakeholders.
  • A valid driver's license is required.
  • Bilingual skills are a plus, but not required.
  • Ability to work independently and as part of a team.

Physical Requirements / Working Conditions:

  • Prolonged periods of sitting, standing, and walking throughout the workday.
  • Push, pull, bend, stoop, squat, kneel, climb stairs, and reach above shoulders.
  • Ability to lift and/or move up to 50 pounds.
  • Ability to work indoors/outdoors or in extreme weather conditions.
  • Ability to work weekends and/or evenings on a rotating schedule.
