Job Overview

POSITION: MAKE-READY MAINTENANCE (REPORTS TO LEAD MAINTENANCE SUPERVISOR)

JOB SUMMARY: The primary duty of the Make-Ready Technician is to collaborate with the Manager and Senior Maintenance Technician to ensure that all vacated units are meticulously restored to 'market-ready' condition promptly and in alignment with the Manager's schedule.

KEY RESPONSIBILITIES

  • Greet every resident encountered with a positive attitude daily.
  • Conduct inspections of vacated apartments and complete make-ready checklists, reporting any required services and repairs to the Senior Maintenance Technician and Manager.
  • Perform routine tasks to restore apartments to 'market-ready' status, including:
    • Inspecting and replacing light bulbs as necessary.
    • Repairing or replacing windows, latches, screens, hinges, sliding glass doors, shelves, baseboards, mirrors, and closets.
    • Checking appliances and notifying the Senior Maintenance Technician of any issues.
    • Assisting with the removal or installation of appliances.
    • Creating keys as needed.
    • Inspecting faucets and sink plugs, repairing or replacing them as necessary.
    • Carrying out exterior repairs on sinks and bathtubs when required, and assisting with painting tasks as requested.
    • Repairing or replacing window treatments, ceiling fans, and other fixtures.
    • Addressing plaster damage on walls and painting as needed.
    • Inspecting bathroom tiles and performing minor repairs or replacements.
    • Changing air conditioning filters.
    • Operating carpet cleaning equipment to maintain cleanliness.
    • Assisting during trash-outs by moving heavy or bulky items to disposal areas.
    • Replacing vacancy locks on the day of a new resident's move-in, as well as changing P.O. box locks when necessary.
    • Maintaining cleanliness of the grounds.
    • Supporting the maintenance team as required.
    • Delivering notices to apartments when requested.
    • Reporting supply needs to the Manager or Senior Maintenance Technician.
    • Completing additional tasks as assigned by the Manager or Senior Maintenance Technician.

QUALIFICATIONS

Candidates must meet all physical requirements and be able to follow directions effectively.

EQUIPMENT REQUIREMENTS: Employees are required to wear back support belts and gloves as tasks dictate and must wear appropriate footwear.

WORK HOURS: This position typically requires 40 hours per week, from 8:30 a.m. to 5:30 p.m., Monday through Friday, with potential weekend work as needed.

PHYSICAL REQUIREMENTS

  • Frequent standing and mobility (66% to 100% of the time).
  • Regularly required to perform physical activities such as bending, climbing stairs, pushing or pulling light furniture, and using ladders.
  • Constant handling of cleaning tools and equipment.
  • Occasional lifting of supplies and equipment weighing up to 100 lbs.

WORKING ENVIRONMENT

This role is primarily indoors, with occasional outdoor tasks. Employees may be exposed to cleaning solvents and paint fumes and will often work in confined spaces.
