Key Responsibilities

  • Conduct precise and timely negotiations with local suppliers based on established criteria such as cost, quality, and service.
  • Oversee supplier performance metrics within the division to ensure compliance with agreements.
  • Collaborate with both divisional operations and national purchasing teams to align objectives.
  • Manage and nurture supplier relationships, addressing any issues that arise in daily operations.
  • Utilize estimating techniques to verify cost and quantity assessments of residential products.
  • Monitor Trade Partner Key Performance Indicators (KPIs) and validate performance data.
  • Analyze Trade Partner submissions and manage the effects of commodity price changes.
  • Communicate estimates effectively to construction teams and subcontractors.
  • Develop solutions for material and labor optimization using Value Engineering methodologies.
  • Implement cost control measures using Should Cost analysis.
  • Oversee assigned categories in the Project Tracker and ensure rebate capture.
  • Create and implement division-specific tools for estimating and controlling costs.
  • Establish scopes and procedures that ensure compliance with construction standards and regulations.
  • Coordinate with the local Homebuilding Division to optimize resource allocation.
  • Maintain a positive and approachable demeanor while interacting with internal customers.
  • Exhibit strong project management and leadership skills, effectively managing multiple initiatives.
  • Adhere to Taylor Morrison's supplier management processes.
  • Assist in the management of specifications and project details.
  • Utilize detailed takeoffs for negotiations with trade partners.
  • Perform additional duties as required.

Qualifications

You may be the ideal candidate if you possess:

  • 4-6 years of experience in Purchasing or Construction within the homebuilding sector.
  • A Bachelor's degree or equivalent experience.
  • In-depth knowledge of construction trades including shell and mechanical systems.
  • Strong mathematical skills and basic financial acumen.
  • The ability to read and interpret blueprints effectively.
  • Experience coordinating with Builders and Construction Managers on-site.
  • Excellent organizational skills with the ability to multitask and pay attention to detail.
  • A proactive approach and responsiveness to business needs.
  • Strong interpersonal skills to collaborate with all levels of staff.
  • The willingness to travel as necessary.
  • Proficiency in Microsoft Office Suite; familiarity with Newstar, BuildPro, and Plan Swift is advantageous.

Work Environment

This position involves non-manual work related to management and business operations, requiring independent judgment and discretion.

Physical Requirements

  • Ability to remain stationary for extended periods.
  • Capability to lift and move items up to 25 pounds occasionally.
