Position Overview:

The Facilities Maintenance Specialist plays a crucial role in assisting the Property Management team to ensure that all physical aspects of the property align with the company's standards and comply with relevant regulations. This position involves diagnosing issues and executing repairs in various areas, including HVAC (if certified), electrical systems, plumbing, carpentry, drywall, outdoor structures, and household appliances. Additionally, the technician will support preventative maintenance efforts and prepare apartments for new residents.

Key Responsibilities:

  • Conduct repairs and maintenance on the physical structures of residential units using both hand and power tools.
  • Address and fulfill maintenance requests, including but not limited to HVAC, electrical, plumbing, carpentry, drywall, and appliance repairs.
  • Monitor service requests to ensure timely completion and customer satisfaction.
  • Assist the Property Management team in implementing preventative maintenance programs and maintaining accurate documentation.
  • Perform painting tasks for both interior and exterior surfaces, and repair drywall and woodwork using appropriate tools.
  • Fix plumbing fixtures and appliances as needed.
  • Respond to emergency repair requests promptly.
  • Complete work orders in accordance with company policies and safety protocols.
  • Maintain accurate logs and documentation related to inventory and hazardous materials.
  • Keep maintenance tools and equipment organized and in good condition.
  • Report maintenance issues to supervisors in a timely manner.
  • Be available to work a flexible schedule, including weekends and special events as required.

Physical Demands: While performing the duties of this job, the employee is occasionally required to stand, walk, sit, use tools or controls, reach with hands and arms, and communicate effectively. Specific vision abilities required include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.

Work Environment: The noise level in the work environment is typically moderate.

Qualifications:

  • High School Diploma or General Education Diploma (GED).
  • A minimum of 2 years of experience in residential or commercial maintenance.
  • HVAC or EPA Certification is preferred.
  • A valid Driver's License is required.

  • Strong interpersonal skills to work effectively with a diverse group of individuals.
  • Excellent time management skills and the ability to prioritize tasks.
  • Dependability and punctuality are essential.
