Job DescriptionSummary/Objective:The Director of Forward Planning oversees the forward planning/project management team, ensuring that business objectives are met. Key responsibilities include due diligence review, budget preparation and management, plan/permit processing, DRE processing, and HOA formation and management coordination.
Essential Job Duties:- Day-to-day management of the forward planning/project management team to achieve business goals.
- Effective management of numerous professional consultants.
- Leading due diligence/feasibility review efforts for potential land acquisitions, analyzing supporting documents.
- Obtaining entitlement approvals, plan approvals & permits for new residential communities.
- Coordinating with architects, engineers, and other consultants to prepare development applications.
- Managing consultant teams, reviewing invoices, and maintaining project schedules.
- Resolving entitlement issues and conditions through project completion.
- Preparing and maintaining detailed project schedules and budgets.
- Liaising with local, State, and Federal agencies, attending public meetings as necessary.
- Facilitating community outreach efforts to mitigate impacts associated with land development.
- Serving as owner's representative on Homeowner Association and Condominium Boards.
- Bachelor's Degree in Business Related, Economics, Accounting, Civil Engineering, Urban Planning, Architecture, Construction Management, or similar discipline.
- 5-10 years of experience in forward planning, civil engineering, or entitlements in the homebuilding or multifamily industry.
- Strong understanding of Civil Engineering Principles, fundamental Real Estate and Urban planning concepts.
- Proven management, interpersonal, and presentation skills.
- Ability to read and understand construction plans, blueprints, and drawings.
- Exceptional written and verbal communication skills.
- Extensive knowledge in MS Office Suite, Adobe, DocuSign, and ability to learn company CRM.
