Job Summary

We are seeking a highly skilled Maintenance Technician to join our team at Kittle Property Group. As a key member of our maintenance team, you will be responsible for ensuring the upkeep and maintenance of our properties, ensuring a safe and comfortable living environment for our residents.

Key Responsibilities
  • Monitor maintenance expenses and ensure they are within budget.
  • Perform daily inspections of community grounds and report any issues.
  • Perform turn maintenance, including painting, cleaning, and maintenance of vacant units.
  • Complete maintenance requests in a timely and efficient manner.
  • Prepare vacant units for occupancy and maintain records of maintenance performed.
  • Perform preventative maintenance activities to prevent equipment failure and extend the lifespan of our assets.
  • Maintain landscaping, bushes, trees, and lawn to ensure a visually appealing and well-maintained property.
  • Perform snow removal of community sidewalks and maintain records of weather and snow removal efforts.
  • Maintain records of maintenance performed in all units and at the site.
  • Maintain all tools, equipment, and replacement parts in working condition.
  • Sweep, clean, and maintain all common areas of the community.
  • Supervise contractors working at the site and ensure they are following safety protocols.
  • Provide emergency resident support after office hours and maintain resident and specific apartment preventative maintenance records.
  • Provide service and maintenance for all common amenities and conduct quarterly unit inspections.
Requirements
  • High school diploma or general education degree (GED)
  • 1 year of experience in maintenance or a related field
  • HVAC/EPA certification preferred
  • Language Skills - Ability to read, write, speak, and interpret basic instructions, simple correspondence, and present information one-on-one or in small groups
  • Math Skills - Ability to add, subtract, multiply, and divide by 10s and 100s
  • Reasoning Skills - Ability to carry out detailed, but uninvolved written or oral instructions with common sense understanding
  • Computer Skills - Beginner skills with MS Outlook and MS Word
Training and Development
  • Annually attend fair housing class
  • Ongoing professional development to stay up-to-date with industry best practices
Work Environment
  • Normally works in an environment with moderate or loud noise
  • Rarely works in wet or humid conditions, near moving mechanical parts, high/precarious places, around fumes/airborne particles/toxic or caustic chemicals, and near risk of electrical shock
  • Occasionally works in outdoor weather conditions
