Key Responsibilities- Property Maintenance: Ensure all properties are well-maintained and operating at peak physical performance and efficiency.
- Repair and Maintenance: Repair and maintain all equipment and building components, including HVAC systems, plumbing, electrical systems, and more.
- Tenant Requests: Respond to and resolve tenant requests in a timely and professional manner.
- Building and Grounds Maintenance: Perform routine maintenance tasks, including painting, cleaning, and landscaping.
- Inspections and Reporting: Conduct regular inspections of properties and report any deficiencies or issues to management.
- Preventative Maintenance: Develop and implement preventative maintenance programs to prevent equipment failures and reduce downtime.
- Vendor Management: Schedule and oversee third-party vendors who perform work on our properties.
- Safety and Compliance: Ensure compliance with all safety regulations and laws, including Fair Housing and Oregon Landlord Tenant law.
- Experience: At least 1 year of previous property or facilities maintenance experience, preferably in residential.
- Knowledge: Basic knowledge of building systems, including HVAC, plumbing, and electrical.
- Skills: Ability to diagnose and repair maintenance issues efficiently, operate computer and/or tablet with Microsoft-based software, and provide excellent customer service.
- Certifications: Valid driver's license and operational vehicle.
- Understanding of Landlord-Tenant Law: Familiarity with Oregon Landlord-Tenant law and Fair Housing regulations.
- Lifting and Carrying: Able to lift 50 pounds.
- Standing and Walking: Able to stand for long periods of time and walk on uneven surfaces.
- Operating Equipment: Able to operate a vehicle, power tools, and other equipment.
