Position Overview:
This safety-sensitive role involves collaborating with the Maintenance Supervisor and Community Manager to execute essential repairs and preventive maintenance across the property.

The responsibilities include maintaining residential units, public areas, outdoor spaces, and equipment.

Each community has designated office hours that this position must adhere to in order to ensure smooth operational functionality.


Key Responsibilities:

Property Maintenance:
Ensure the property remains clean, organized, and well-maintained through daily inspections of both exterior and interior areas.

Cross-training in Groundskeeping duties may be necessary.

Appliance Repair:
Diagnose and resolve minor issues with heating and air conditioning units, as well as handle minor electrical and plumbing repairs.

Unit Preparation:
Responsible for preparing units to meet market-ready standards, which may include some painting tasks.

Laundry Facilities:
Maintain laundry areas in accordance with company guidelines.

Pool Maintenance (if applicable):
Conduct daily chemical inspections and perform maintenance to ensure compliance with city regulations and company standards.


Customer Service:

Strive to meet and exceed company standards for resident satisfaction and be available for on-call emergencies as directed by the Community Manager.

Perform additional duties as required.


Essential Requirements:
Education:
A high school diploma or GED is required. Preferred certifications include Pool, HVAC, and Boiler.

Experience:
A minimum of one year of maintenance experience in residential properties is required.

Physical & Cognitive Abilities:
Frequent standing and walking, with occasional sitting. Ability to lift, push, pull, and carry up to 110 pounds. Occasional squatting, reaching, climbing stairs/ladders, and balancing are necessary.
If driving is required for company business:
Must possess a valid driver's license and maintain an acceptable motor vehicle record with the company insurance provider.
Reliable transportation is necessary, and the ability to be insurable at standard rates is required.
Proof of personal auto liability insurance is required when using personal vehicles for company tasks.

Successful candidates will undergo a background check, drug screening, and physical demand analysis as applicable.
