MAINTENANCE TECHNICIAN - JOB OVERVIEW:

The ideal candidate will possess a minimum of two years of relevant experience, including the ability to assess and execute repairs based on work orders, manage apartment turnovers, perform painting and cleaning tasks, maintain property grounds, and handle snow removal. MAINTENANCE TECHNICIAN - KEY RESPONSIBILITIES:

• Respond to resident work orders by evaluating issues and performing necessary repairs, including basic electrical and plumbing tasks, as well as drywall and fixture repairs.
• Prepare and maintain apartment interiors to meet established standards and timelines.
• Assist in the maintenance and cleanliness of the apartment community and shared spaces.
• Oversee the upkeep of the property’s exterior and grounds, including snow removal and debris management. Ensure walkways are safe and clean by conducting daily inspections for hazards or litter.
• Exhibit a courteous and professional demeanor while communicating effectively and responding promptly to resident needs.
• Maintain a positive customer service attitude and uphold professional communication standards.
• Complete necessary logs, work orders, and other documentation accurately.
• Adhere to safety regulations while performing duties.
• Carry out additional tasks as assigned.

MAINTENANCE TECHNICIAN - REQUIRED SKILLS AND QUALIFICATIONS:

• Proficient in basic plumbing, electrical work, painting, and carpentry.
• Ability to troubleshoot and resolve maintenance issues in apartments and communal areas.
• Familiarity with tools and machinery, with a strong emphasis on safety.
• Willingness to work on-call and overtime as needed.
• Professionalism in interactions with residents and team members.
• Knowledge of painting techniques and cleaning methods.
• Effective communication skills in English, both written and verbal.
• Capability to lift up to 50 lbs. without assistance.
• Experience operating a company vehicle, ensuring it is maintained and fueled.
• Strong organizational skills and the ability to prioritize tasks.
• Ability to work independently with minimal supervision.
• Foster positive relationships with coworkers and supervisors.
• Must not reside in a Sunrise-managed apartment community.
• Possession of a valid, clean driver’s license.
• Access to a personal vehicle for commuting between job sites.

PHYSICAL REQUIREMENTS:

· Proficient in English communication.

· Ability to lift objects weighing up to 50 lbs. without assistance.

· Capability to stand and walk for extended periods.

· Must be able to navigate the property and climb stairs and ladders to assess and plan for repairs or maintenance.

· Physically capable of performing repairs and operating tools and machinery.

· Ability to perform snow removal tasks.

COMPENSATION: $18 - $24 per hour
