The Service Technician II is a key member of our Wan Bridge Group team, responsible for ensuring the excellent condition and quality standards of our properties. Key Responsibilities:Preventative Maintenance:- Perform scheduled quarterly and seasonal maintenance tasks to prevent issues and ensure smooth operations.
- Check HVAC systems and replace filters every quarter to maintain optimal performance.
- Change smoke detector batteries quarterly to ensure safety and compliance.
- Adjust irrigation settings seasonally to optimize water usage and prevent damage.
- Respond quickly to resident service requests and efficiently address reported issues to minimize downtime and inconvenience.
- Identify and repair both minor and major maintenance problems to ensure resident satisfaction and property integrity.
- Inform the Service Coordinators immediately if a repair cannot be completed or if additional materials are needed to ensure timely resolution.
- Conduct inspections during move-outs and orientations for move-ins to ensure homes meet quality standards.
- Ensure homes are prepared for occupancy, staying within budget and on schedule to meet resident expectations.
- Be available during and after work hours for emergency maintenance calls to provide timely assistance.
- Respond quickly to urgent situations, such as water leaks, power outages, or HVAC failures, to minimize damage and ensure resident safety.
- Keep detailed records of all maintenance activities, including work orders, materials used, and time spent, to ensure accurate tracking and reporting.
- Report completed tasks and any outstanding issues to the Service Coordinators to maintain transparency and facilitate resolution.
- Interact with residents professionally and courteously, addressing their concerns and ensuring their satisfaction to build trust and loyalty.
- Provide high-quality customer service, finding proactive ways to support both residents and team members to enhance the overall experience.
- Follow all safety guidelines and standard operating procedures (SOPs) to maintain a safe work environment and prevent accidents.
- Monitor supplies, tools, and equipment needed for maintenance tasks, and request items as necessary to ensure timely completion.
- Keep inventory well-organized and up to date to optimize efficiency and reduce waste.
- Work closely with other departments to coordinate maintenance tasks and ensure smooth operations to achieve our goals.

Qualifications:- High School Diploma or equivalence
- 2 years of experience in residential construction and remodeling in multiple trades
- Must have a valid driver's license, valid insurance, and reliable work transportation
- Experience with HVAC, Maintenance level Electrical, Basic Plumbing, other general maintenance
- Knowledgeable of codes, municipal by-laws, inspection, estimating, and planning
- Working knowledge of Microsoft Office and high level of proficiency with handheld smart device (iPad, etc.)
- Type II or III Universal E.P.A. certification required
- Experience working with Lennox HVAC Systems
- MPO Certification preferred but not necessary
- Typical work schedule, Monday through Friday, and after hours as requested
- Report to the Community daily to adhere to schedule that can include weekends and holidays
- Ability to access, input, and retrieve information from a computer and/or electronic device
- Ability to sit or stand for long periods of time
- Ability to move around work environment including stairs and construction sites
- Lift or move items up to 25 pounds or team lift up to 50 pounds
