Role Overview: Real Estate Condition Assessment Specialist

  • Conducts comprehensive Property Condition Assessments (PCAs) adhering to ASTM Standard E2018 and tailored client requirements, including those for lending institutions.
  • Demonstrates proficiency in evaluating various property types such as commercial campuses, high-rise offices, retail spaces, industrial facilities, and multifamily residences.
  • Additional experience with Phase I Environmental Site Assessments (ESAs) is advantageous but not mandatory.

Key Responsibilities:

  • Executes PCAs in accordance with ASTM, JLL, and client specifications promptly and efficiently.
  • Acts as a subject matter expert in assessing building systems, conditions, seismic considerations, accessibility, MEP systems, and other specialized areas.
  • Conducts thorough walk-through evaluations to determine the condition of properties, including safe access to rooftops as required.
  • Engages with property owners, occupants, key personnel, and local officials to gather pertinent information regarding property conditions.
  • Analyzes repair and improvement cost data, occupancy certificates, maintenance logs, and inspection reports.
  • Captures photographic evidence of key systems, conditions, and deficiencies.
  • Estimates costs for necessary repairs and improvements.
  • May provide mentorship and guidance to junior assessors.
  • Opportunities to engage with clients, present services, and contribute to business growth may arise.
  • Occasional travel may be required.
  • Performs additional duties as assigned.

Supervisory Responsibilities:

  • No direct supervisory duties.
  • May assist in mentoring junior team members to enhance their skills.

Qualifications and Experience:

  • Bachelor’s degree in architecture, engineering, construction management, or a related discipline.
  • At least three years of experience in conducting PCAs or related services.
  • Demonstrates a solid understanding of property systems, including site work, structural integrity, building envelope, and MEP systems.

Certifications:

  • Preferred certifications include Professional Engineer or Registered Architect.
  • US EPA AHERA inspector certification is a plus but not required.

Communication Skills:

  • Ability to analyze and interpret property condition issues and communicate effectively with team members and clients.
  • Strong written and verbal communication skills, along with exceptional customer service abilities.
  • Capable of maintaining confidentiality while gathering relevant information.
  • Proficient in addressing sensitive issues and complex inquiries from clients and colleagues.

Reasoning and Problem-Solving Abilities:

  • Skilled in problem-solving and navigating complex situations with a variety of options. Requires advanced analytical and quantitative skills to develop strategic solutions.

Additional Skills:

  • Proficient in adapting to various software applications for documentation, project tracking, and communication.
  • Excellent organizational and time management skills, with the ability to manage multiple assignments simultaneously.

Work Environment:

This position may require on-site work in various locations.
