Key Responsibilities- Perform General Repairs: Conduct general repairs to apartments, common areas, and grounds to maintain a safe and secure living environment.
- Address Resident Requests: Respond to resident service and maintenance requests in a timely and professional manner.
- Communicate Effectively: Communicate with residents on pending items or the status of service requests to ensure satisfaction.
- Maintain Accurate Records: Keep accurate records of preventive maintenance, service requests, expenditures, and apartment make-ready status.
- Ensure Make-Ready Repairs: Ensure all make-ready repairs and services are completed on schedule.
- Perform Grounds Maintenance: Rake, sweep, shovel, and salt property grounds as circumstances warrant.
- Change Locks and Keys: Change locks and keys as needed.
- Experience: 1+ years of experience in property maintenance or equivalent maintenance-related fieldwork.
- Interpersonal Skills: Ability to interact professionally and efficiently with prospects, residents, staff, and management.
- Technical Skills: Hands-on experience with basic plumbing, carpentry, electrical, heating and air conditioning systems, swimming pools, landscaping, and cleaning.
- Tools and Transportation: Must furnish own tools and have transportation to pick up replacement parts and supplies from vendors.
- Certifications: Must be HVAC certified and CPO certified preferred. Must have a CFC/EPA approved certification (or be willing to obtain within 45 days of hire). Certified Apartment Maintenance Technician (CAMT) preferred.
- Physical Requirements: Ability to lift up to 50 lbs., climb ladders and stairs, walk between buildings and on roofs, stoop, kneel, and bend. Must have hand-eye coordination and manual dexterity.
- OSHA Guidelines: Must be familiar with and adhere to all OSHA guidelines to ensure the protection of themselves and their team.
- Microsoft Office Suite: Proficient knowledge of Microsoft Office Suite including Word, Excel, and Outlook.
- Fair Housing Certification: Must achieve Fair Housing certification prior to interaction with prospects or residents.
- Travel: Must have the ability to travel to pick up replacement parts and supplies from vendors.
The selected applicant will work in a fast-paced property management environment, requiring flexibility and adaptability. The position requires 40+ hours a week, evenings, weekends, and on-call hours as circumstances warrant.
