About the Job:

  • Estimated Salary Range: $24 – $27 hourly (DOE)
  • Work Schedule: Tuesday – Saturday (8:30am – 5:30pm)
  • Job Summary:

The successful candidate will assist and maintain the overall appearance and maintenance needs of the community, working under the supervision of the Maintenance Manager. Key responsibilities include curb appeal, coordinating make-readies and move ins/move out schedules, performing general maintenance repairs, conducting preventative maintenance, and overseeing construction/rehabilitation needs.

Essential Functions:

  • Assist with daily activities of the property's maintenance team, applying GK policies and procedures to all maintenance operations.
  • Ensure all work is completed according to GK standards.
  • Collaborate with the Maintenance Manager to coordinate the move-in schedule and ensure timely completion of repairs.
  • Manage open service requests through Onesite, completing work orders within 24-48 hours.
  • Communicate with the Maintenance Manager regarding work status and potential issues.
  • Comply with GK's key control policy, ensuring all keys are secured.
  • Deliver exceptional customer service to residents.
  • Maintain an up-to-date supply inventory on equipment, tools, and supplies.
  • Help maintain a clean and attractive environment around the leasing office, clubhouse, pool, laundry rooms, mailrooms, and common areas.
  • Pick up trash on the property and in common areas.
  • Ensure policies and procedures, safety, and compliance expectations are met.
  • Assist with scheduling, monitoring, and conducting preventative maintenance on equipment, electrical, plumbing systems, HVAC, swimming pools, carpentry, drywall, exterior structural, and appliances.
  • Work with the Maintenance Manager to complete monthly and annual inspections.
  • Comply with career apparel requirements.
  • Report incidents, including inoperable vehicles, leaks, mold, injuries, and criminal activity.
  • Participate in safety meetings and perform duties in a safe and efficient manner.
  • Respond promptly to resident complaints and concerns.

Ongoing Responsibilities:

  • Walk the property, picking up new debris and pet waste, ensuring pet stations are stocked and emptied.
  • Maintain flowerbeds, plants, and grass areas, including pool cleaning and routine maintenance.
  • Keep doors and light fixtures clean and well-maintained.
  • Conduct monthly lighting inspections and replacements.
  • Keep work areas, maintenance shops, storage areas, equipment, and supplies clean and organized.
  • Perform common area painting.

Working Conditions:

The majority of the workday is spent indoors performing repairs inside apartments and computer-related work. Exposure to seasonal temperatures occurs during summer and winter months.
