The Mortgage Underwriting Specialist is tasked with evaluating loan applications to verify that all necessary information is complete and adheres to GreenState's lending policies as well as regulatory standards.

This role is pivotal in determining the approval or rejection of loan applications based on established lending authority.

The following duties are essential to this position and may evolve over time:

Mortgage Department Standards:


Examine files for all first mortgage loans to confirm that the loan information is complete and complies with GreenState and secondary market lending standards.


Make decisions on all submitted mortgage loan applications in accordance with GreenState's portfolio, secondary market guidelines, and applicable investor overlays.


Ensure the quality of loans and compliance with state/federal regulations, investor guidelines, and GreenState policies.

Assess property collateral by reviewing appraisals to verify compliance with investor requirements.

Review loan documentation and conditions to ensure accuracy and adherence to underwriting standards.


Collaborate with the Senior Underwriter to identify any necessary revisions to loan specifications to secure approval without compromising risk or pricing policies, particularly in cases of denial or noncompliance.


Coordinate with the mortgage post-closing department as needed to ensure timely receipt of final documentation by investors.

Propose modifications to GreenState's underwriting guidelines, policies, and procedures regarding real estate loan products.

Address quality control findings to rectify deficiencies.


Maintain an up-to-date understanding of all investors, state and federal guidelines, including knowledge of Regulation Z (Truth-in-Lending), Regulation C (HMDA), and other regulations impacting GreenState's lending capabilities.

Stay informed about requirements and guidelines for delegated programs, products, and services.

Qualifications:
A minimum of two years of mortgage underwriting experience or five years in a mortgage loan support role with knowledge of approval and guideline processes.

Familiarity with FNMA/FHLMC guidelines.

Willingness to work flexible hours to manage workload during peak periods.

Strong organizational skills to prioritize and process tasks accurately and efficiently.

Excellent analytical and decision-making abilities.

Capability to handle multiple priorities and maintain quality service levels in high-pressure situations.

Ability to work independently and collaboratively within a team.

Knowledge of procedures, forms, and regulations related to mortgage lending.

Strong oral and written communication skills.

Proficiency in using personal computers and software, including Word, Excel, and mortgage loan origination systems; familiarity with mortgage loan financial calculators is essential.

Must be bondable.

Reporting Structure:
This position reports directly to the VP of Mortgage Underwriting.

Supervisory Role:
This position does not have supervisory responsibilities.
