Job Overview

The Facilities Maintenance Specialist is responsible for executing a variety of maintenance tasks essential for preserving and enhancing the value of the community.

This role supports the Maintenance Supervisor or Community Manager in all aspects of the overall physical upkeep of the property.

Key responsibilities include, but are not limited to, general property maintenance, cost management, and compliance with preventive maintenance programs as well as mandated safety regulations.

Core Responsibilities

Essential duties include:

  • Performing frequent physical activities such as bending, stooping, squatting, crawling, and climbing.
  • Lifting and transporting heavy or bulky items as necessary.
  • Maintaining a personal inventory of basic hand tools.
  • Possessing maintenance knowledge and the ability to evaluate health and safety standards.

Providing exceptional service and fostering positive resident relations is crucial. Responsibilities include:

  • Ensuring residents enjoy a clean, safe, and well-maintained environment.

Timely handling of maintenance requests is vital, with a commitment to resolving issues within 24 hours. If delays occur due to parts ordering, it is essential to communicate with the Community Manager and residents.

Preventive Maintenance and Safety

Adherence to company preventive maintenance directives is required, covering areas such as:

  • Lighting, fire safety, pool/spa maintenance, life/safety hazards, and signage inspections under the guidance of the Maintenance Supervisor or Community Manager.
  • Knowledge of the locations of gas, electric, irrigation, and water shutoffs, as well as all apartment and fixture shutoffs and sewer cleanouts.
  • Assisting in conducting move-in and move-out inspections as directed.
  • Being aware of the current condition of all vacant apartments.

Additionally, the role involves:

  • Recommending improvements for operational methods, performance, safety, and service quality.
  • Suggesting modifications to working conditions and equipment usage to enhance efficiency.
  • Providing on-call emergency services as needed.
  • Assisting with special maintenance projects, including preventive maintenance of building components and mechanical systems.
  • Complying with the Injury and Illness Prevention Policy and Asbestos and Hazardous Materials Policy.
  • Maintaining records and Material Safety Data Sheets for all hazardous materials used on-site, ensuring all employees are informed of safety precautions.
  • Ensuring consistent communication with the Community Manager regarding any maintenance issues or life/safety concerns.
