Job Title: Senior Maintenance Supervisor

We are seeking a highly skilled and experienced Senior Maintenance Supervisor to oversee our maintenance team at Franklin Companies.

Job Overview:

The Senior Maintenance Supervisor will be responsible for ensuring the overall maintenance and repair of our properties, including buildings and grounds. This individual will supervise and coordinate the work of maintenance staff, prioritize tasks, and ensure compliance with safety regulations and company standards.

Key Responsibilities:
  • Supervise and lead maintenance staff in performing daily tasks, repairs, and maintenance projects.
  • Prioritize tasks based on urgency and importance, ensuring timely completion of jobs.
  • Ensure compliance with OSHA, MSDS, state, and federal regulations, as well as company policies and procedures.
  • Maintain accurate records of work completed, materials used, and equipment serviced.
  • Coordinate with vendors and contractors for services such as HVAC system maintenance, plumbing repairs, and electrical work.
  • Develop and implement preventative maintenance schedules to minimize equipment downtime and extend its lifespan.
  • Conduct regular inspections of properties to identify potential issues and develop plans for maintenance and repairs.
  • Schedule and conduct training sessions for maintenance staff on new equipment, techniques, and safety protocols.
  • Manage inventory levels of maintenance supplies and materials, ordering replacements as needed.
  • Collaborate with other departments, such as property management and accounting, to ensure seamless communication and coordination.
Requirements:
  • Minimum 5 years of experience in residential maintenance, with a strong background in general plumbing, electrical, carpentry, and apartment make-ready.
  • Previous supervisory or management experience preferred.
  • Valid driver's license and reliable transportation.
  • Excellent time management and organizational skills, with the ability to work independently and as part of a team.
  • Strong problem-solving and troubleshooting skills, with the ability to think critically and creatively.
  • Familiarity with industry-standard software and tools, such as CMMS (Computerized Maintenance Management System) and HVAC diagnostic equipment.
Salary Range:

$60,000 - $80,000 per year, depending on experience.
