The successful candidate will be responsible for:

  • Inspecting building systems, including fire alarms, HVAC, electrical, and plumbing, to ensure optimal performance and environmental conditions.
  • Performing day-to-day repairs, emergency maintenance, and preventive maintenance on assigned properties or accounts.
  • Assisting with troubleshooting and repairs of buildings and installed systems, including plumbing, kitchen equipment, roofs, drains, shop, and HVAC.
  • Receiving and completing work orders for corrective repair work on a variety of building physical structures, equipment, and system components.
  • Overseeing and inspecting the work performed by outside contractors.
  • Maintaining lighting systems throughout the facility, cleaning fixtures, and replacing bulbs and lamps.
  • Ordering necessary materials to complete required repairs, within limits set by the Property Manager.
  • Completing all required paperwork within established deadlines to close out work orders.
  • Maintaining and renewing any required trade certifications and licenses.
  • Periodically meeting with the assigned Property Manager to ensure that all aspects of required or requested maintenance work are achieving the goals and objectives established to maintain the property.
  • Ensuring that requests for work that exceed routine day-to-day repairs or maintenance are properly referred and routed to the Chief Engineer for review.
  • Being responsible for 24/7 vehicle readiness as part of the maintenance position.
  • Promptly reporting unusual events or conditions discovered on assigned properties to the Property Manager and the Maintenance Supervisor.
  • Performing work in accordance with all Federal and State OSHA guidelines and requirements.

The ideal candidate will possess:

  • A high school education.
  • Advanced knowledge of plumbing, electrical, mechanical, roofing, drywall, carpentry, and HVAC troubleshooting.
  • Excellent written and verbal communication skills.
  • Strong organizational and analytical skills.
  • Ability to provide efficient, timely, reliable, and courteous service to customers, with the ability to present information.
  • Knowledge of financial terms and principles to understand operating budgets.
  • Ability to comprehend, analyze, and interpret documents.
  • Ability to solve problems involving several options in situations that require intermediate analytical and quantitative skills.
  • Basic skills with Microsoft Office Outlook.
