Key Responsibilities:
  • Team Supervision and Coordination: Lead, supervise, and mentor a team of maintenance technicians and janitorial staff, ensuring timely completion of repairs, work orders, and general maintenance tasks.
  • Building Systems Maintenance: Oversee and perform regular maintenance and repairs on building systems, including HVAC, plumbing, electrical, elevators, and other mechanical systems specific to high-rise buildings.
  • Preventive Maintenance: Develop and implement a comprehensive preventive maintenance program for all major building systems and equipment, ensuring that equipment operates efficiently and minimizing downtime.
  • Vendor and Contractor Management: Coordinate with external vendors and contractors for specialized maintenance services, ensuring that work meets the building's standards and is completed within the agreed timeline.
  • Safety and Compliance: Ensure that all maintenance work complies with local building codes, health, and safety regulations, including fire safety and OSHA standards.
  • Resident Relations: Serve as a point of contact for residents regarding maintenance issues, ensuring that concerns are addressed promptly and professionally.
  • Inventory and Equipment Management: Maintain and manage inventory of maintenance supplies, tools, and equipment, ensuring that necessary materials are available for timely repairs.
Qualifications:
  • Proven experience in high-rise or large residential property maintenance, with at least 3-5 years in a leadership or supervisory role.
  • Strong working knowledge of building systems, including HVAC, electrical, plumbing, mechanical, and elevator systems.
  • Excellent troubleshooting skills and the ability to diagnose and repair complex maintenance issues.
  • Experience working with building automation systems and maintenance software.
  • Strong leadership skills, with the ability to manage and motivate a maintenance team.
  • Familiarity with building codes, safety regulations, and compliance standards for high-rise buildings.
  • Ability to communicate effectively with residents, staff, and contractors.
