Building Maintenance Technician

LHH Recruitment Solutions is seeking a skilled and proactive Building Maintenance Technician to fill a critical role in our team. In this position, you will be responsible for maintaining and repairing various systems within a commercial property, including electrical, HVAC, plumbing, life safety systems, and more.
Key Responsibilities:- Maintain and troubleshoot A.C. circuits and related safety procedures.
- Reset breakers and repair outlets, switches, lighting ballasts, and circuit breakers.
- Implement and follow lock-out tag-out procedures.
- Understand and apply the basic refrigeration cycle.
- Operate, maintain, and troubleshoot DDC devices in a commercial setting.
- Conduct minor preventative maintenance on AHUs and respond to HVAC service calls.
- Inspect and log chiller operations, making necessary adjustments.
- Replace belts, motors, bearings, and other HVAC components.
- Adjust set points within the building's energy management system.
- Perform basic preventive maintenance on plumbing systems.
- Rebuild and repair flush valves, faucets, and replace toilet and urinal seals.
- Service and maintain system pumps and pressure-reducing valves.
- Operate and maintain the building's life safety systems.
- Respond to fire alarms, conduct weekly inspections of emergency generators and fire pumps.
- Ensure proper operation of all life safety equipment.
- Repair door closures and hardware, perform minor security system adjustments.
- Read and record tenant utility meters.
- Understand mechanical drawings and wiring diagrams.
- Perform general tasks such as painting, cleaning, and unclogging drains.
- Utilize personal protective equipment (PPE) as required.
- Proven experience in building maintenance, with a focus on electrical, HVAC, and plumbing systems.
- Knowledge of DDC devices and energy management systems in commercial buildings.
- Familiarity with life safety systems and relevant safety protocols.
- Ability to read and interpret mechanical drawings and wiring diagrams.
- Strong problem-solving skills and attention to detail.
