Construction Manager

Job Summary: We are seeking a skilled Construction Manager to join our team at Legence. As a Construction Manager, you will be responsible for ensuring a smooth and successful fulfillment of the contract after the design phase. This includes reviewing project drawings for scope, constructability, and cost savings, managing the bid process, and developing a construction schedule to hit required milestones on schedule.

Key Responsibilities:

  • Pre-Construction Activities:
    • Review project drawings for scope, constructability, and cost savings
    • Assist with subcontractor selection
    • Manage the bid process, including subcontractor RFPs and walk-throughs
    • Review the contract and manage M&V requirements
  • Construction:
    • Develop a construction schedule and manage subcontractors to hit required milestones on schedule
    • Develop a project safety binder and review with subcontractors
    • Administer the safety program
    • Develop subcontractor contracts
    • Work with vendors to get equipment submittals pulled together, reviewed, and ordered
    • Order equipment and manage lead times
    • Order construction-related items, such as dumpsters and storage
    • Lead construction review meetings
    • Document progress for the owner through weekly field reports
    • Assist with commissioning efforts
    • Address M&V items needed during construction
    • Review subcontractor pay applications
    • Track project financials
    • Register applicable equipment for warranties
    • Schedule factory start-ups and ensure start-up sheets are filled out and submitted as required for warranties
    • Provide owner training and coordination
    • Complete project punch lists
  • Post-Construction:
    • Address project issues
    • Resolve warranty issues as needed
    • Develop O&M manuals and as-builts
