About the Role

We are seeking a highly skilled and experienced Maintenance Supervisor to join our team at Horning. As a key member of our property operations team, you will be responsible for ensuring the smooth day-to-day operation of our apartment communities.

Key Responsibilities
  • Oversee and participate in all maintenance projects, including capital improvements, to ensure the quality and appearance of our properties.
  • Coordinate and perform repair services for property grounds, apartments, and building exteriors, ensuring timely and cost-effective solutions.
  • Manage maintenance budgets and administrative tasks, including vendor performance monitoring and compliance with company guidelines.
  • Direct property upkeep, preventive care, and maintenance service efforts, maintaining accurate records for all services performed.
  • Coordinate contracted services, solicit and analyze bids, and track invoices for timely payment.
  • Conduct regular safety meetings and monitor direct reports' adherence to company safety guidelines.
  • Ensure peak efficiency operation levels for all property components, reinforcing monthly staffing schedules and 24/7 emergency coverage.
  • Contribute to ongoing staff recruitment efforts and skill-building/learning initiatives, overseeing the maintenance team and completing related maintenance duties.
  • Inspect communities continuously, recording and correcting deficiencies, and ordering necessary supplies and parts within budgetary guidelines.
  • Manage make-ready timelines, minimizing downtime, and monitoring and managing maintenance personnel overtime.
  • Strive to perform maintenance duties in the most cost-effective manner, maintaining a service-oriented environment with a professional appearance and attitude.
  • Coordinate daily meetings with property managers to provide updates on maintenance projects.
Requirements
  • High school diploma or equivalent.
  • Valid driver's license and ability to live within 30 minutes of the property.
  • Computer proficiency.
  • 5+ years of maintenance experience.
  • 2+ years of supervisory experience.
  • Universal CFC certification preferred.
  • Expertise in troubleshooting, plumbing, electrical, carpentry, appliance repairs, and HVAC (heat pumps, gas/electric furnaces, and water heaters).
  • Ability to use a computer and possess excellent English communication skills, both verbal and written.
  • Ability to walk the grounds and apartments, ascend stairs, lift 60 lbs., climb ladders over 10 feet, and perform other general physical activities.
